Responsibilities
  • Assist the Building Manager in the overall day-to-day maintenance and operations of the building.
  • Monitor and ensure the systems operate efficiently and safely and in accordance with the design specifications and intent.
  • Monitor and supervise the execution of the Preventive Maintenance Plan.
  • Procure building parts for repairs and replacement.
  • Vendor management and verify works upon completion.
  • Coordinate and supervise maintenance activities to ensure contractors, vendors and technicians complete repairs and maintenance within required timelines and standards.
  • Review and recommend cost-saving or cost-effective measures to reduce water and electricity consumption or to increase durability of building systems.
  • Assist the Building Manager in tendering and quotes, OH&S, EEO issues, root cause investigation and resolution of operational issues, negotiation and contracting.
  • Contribute to the development and fulfilment of asset strategies by developing asset strategies and plans.
  • Work with the team to realise the client’s asset plan expenditure savings targets.
  • Deliver an exceptional quality of service to the client, as reflected by client feedback.
  • Contribute to the team in ensuring the property asset management service offering is developed, implemented, achieved, and maintained.
  • Provide timely and accurate delivery of analysis and information for the asset plan, management reports, client’s Annual Reports, Business Plans/overheads, and other requirements for the management company, relevant authorities, and the client.
  • Manage risk and ensure compliance by addressing issues related to public liability, fire and lift safety, essential services, non-essential services, staff and office safety, and contractor management within required timeframes. Ensure the client’s risk management plan is in place for the asset.
  • Ensure contractors, vendors and technicians complete all repair and maintenance works and soft services in accordance with standards set by OMS/Management or relevant Codes of Practice.
  • Assist with tenants’ fit-out requests, review and handover of tenant premises.
