Job Title: Premises Operations Manager

We are seeking a skilled and experienced Premises Operations Manager to oversee the day-to-day management of our properties.

The successful candidate will be responsible for ensuring all operations run efficiently and safely.

Main Responsibilities:
  • Leadership and Planning: Lead the planning and coordination of preventive, routine, and ad-hoc maintenance works for building systems and equipment.
  • Maintenance Supervision: Supervise contractors and ensure that maintenance works meet safety, quality, and contract standards.
  • Audit and Inspection: Conduct regular building audits and inspections to ensure compliance with statutory regulations and internal quality programs.
  • New Installation: Ensure that all new installation works meet building codes and regulatory requirements.
  • Tenant Feedback: Handle feedback and complaints from tenants and stakeholders, ensuring timely follow-up and resolution.
  • Reporting: Prepare monthly reports for management on building operations and maintenance status.
  • Risk Management: Manage building risk and implement safety and emergency protocols, including security measures.
  • Sustainability: Drive energy-saving and sustainability initiatives to help reduce operating costs.
  • Budgeting: Monitor maintenance budgets and ensure timely payments to contractors and service providers in accordance with cash flow projections.
Requirements:
  • Education: Hold a Degree in Facilities Management, Building, Real Estate, or Mechanical/Electrical Engineering, with at least 5 years of experience in building or facilities management.
  • Knowledge: Have strong knowledge of M&E systems, car park operations, and be conversant with relevant codes of practice and regulations.
  • Leadership Skills: Bring strong leadership and communication skills to manage teams and engage with stakeholders effectively.
  • Certifications: Possess a Fire Safety Manager Certificate (FSM). Candidates who are certified as Green Mark Managers will have an added advantage.
  • Organizational Skills: Be well-organized, meticulous, and capable of managing multiple moving parts while staying on top of compliance and operational standards.
