
Property Manager

Responsibilities:

Oversee the operations and maintenance of multiple developments across Singapore, ensuring optimal building performance and resident satisfaction.

Ensure full compliance with Building Maintenance and Strata Management Act (BMSMA), Fire Safety Act, and other relevant Singapore regulations.

Chair and facilitate AGMs and Council Meetings for MCSTs, including preparation of agenda, notices, minutes, reports, and resolution of issues raised.

Guide Council Members and stakeholders on governance, policies, and best practices under BMSMA.

Supervise and coordinate site teams including managing agents, technicians, security, and cleaning staff.

Conduct regular site inspections and audits; ensure all maintenance, safety, and cleanliness standards are met.

Develop and manage operating and sinking fund budgets, monitor expenses, and prepare financial reports for MCST and stakeholders.

Handle tenancy matters (where applicable), including leasing, renewals, and arrears management.

Plan and manage major repair works, term contracts, and capital improvement projects.

Maintain strong working relationships with residents, owners, service providers, contractors, and regulatory authorities.

Prepare monthly management reports and present updates to senior management and Council Members.

Diploma/Degree in Real Estate, Building/Facilities Management, or a related discipline.

Minimum 5 years of relevant experience in property or strata management, preferably handling multiple sites.

Proven experience chairing AGMs and Council Meetings in accordance with BMSMA.

Familiarity with MCST operations, Singapore's strata laws, and estate governance procedures.

Strong communication, negotiation, and interpersonal skills.
