**The Role**

**Duration of Traineeship**:6-months

**Approved Training Allowance**:

- Fresh Graduates - $2,500
- Non-Mature Mid-Career Individuals - $3,800
- Mature Mid-Career Individuals - $3,800

**Education Qualifications Required for the Traineeship Role under SGUnited Traineeship**:Degree and above

**Main Duties & Responsibilities**

Investment and Asset Management
- Perform asset level modelling, asset performance optimization, and updating of asset portfolio key performance metrices
- Assist in Asset Enhancement Initiatives (AEI) and tenancy improvement works
- Liaise with tenants on on-boarding and off-boarding, participate in lead conversion and real estate marketing / leasing activities
- Manage key databases developed in-house
- Provide market research support
- Market research update for existing and new strategies
- Investment data maintenance and analysis
- Preparation of deal brief and IC memos for potential acquisitions
- Preparation of periodic investor reports

Development Management
- Documentation control
- Meeting and site attendance
- Preparation of meeting minutes
- Documentation of defects
- Liaising with contractors and consultants

Facilities Management
- Contractor management - Liaising and following up with
- contractors on repairs & maintenance
- Meetings - Taking minutes and following actions
- Documentation Co-ordinating a directory of property

- Tenant liaison
- Data collection and entry in new FM management system

Finance
- Assist in the month-end closing process for assigned accounts;
- Work closely with our outsourcing partners for day-to-day operations;
- Support the Finance team on various reporting and analytical needs;
- Contribute to ad-hoc projects, and continually automate/streamline processes to improve operational efficiency; and
- Perform any other duties and assist with other financial functions as required.
