As a Senior Asset Management Executive, s/he will support the execution of asset management strategies on marketing and leasing, operational controls and revenue management to increase property income and maximize the portfolio valuation, maximizing ROI on assets. In addition to oversee various projects timeline and plan to ensure major milestones are met.

**Enhancing value of portfolio and RQAM business**
- Partner with the team on compilation of market studies, competitive analysis and strategy and reporting trend analysis
- Operation and local market assessments on visited properties, and shares new business products & solutions assessment
- Feasibility review of any portfolio asset enhancement works
- Coordinate with internal/external stakeholders, monitor and manage documentations, project timeline and milestones of project are met

**Portfolio and Asset Management**
- Assist to prepare operational and financial performance of the portfolio
- Analyze performance against budget/forecast, research variances, recommend and implement operational changes to meet performance objective
- Analyze financial goals required under all agreements and regulations.
- Analyze audited financial statements, i.e., related party fees, contingent liabilities, reserves, and surplus cash analysis and distribution
- Support Asset Leasing team to analyze and implement effective Lease Management
- Support in portfolio insurance and valuation processes
- Support in portfolio property tax issues by working closely together with lease admin and finance team. Liaison with tenants and IRAS on any clarification on property tax related matters.

**Workspace Solutions**
- Support feasibility review of future workspace solutions and tenant amenity concepts.

**People Development**
- Build strong relationships with stakeholders to refine business questions for further analysis

**Requirements**:

- Diploma and above in Real Estate, Building and Project Management or equivalent.
- At least 3 - 5 years of relevant working experience in the real estate industry, preferably in the REITs Asset Management or with Building/Project Management background
- Broad knowledge and experience in commercial real estate; accounting principles; financial modeling and projection
- Strong lease administrative and have hands on asset management experience
- Understanding of different financial evaluation methods related to valuation and performance of real estate (such as IRRs, NPVs, WACCs, etc.)
- Excellent analytical skills in analyzing budgets, expenditures, competition, trends, etc.
- Self-motivated, have good communication skills, meticulous, organized and able to work independently with good interpersonal skills.
