**Job Overview**:
We are seeking a dedicated and experienced Property Executive to join our team at a prestigious luxury condominium. As a Property Executive, you will be responsible for ensuring the smooth operation, maintenance, and management of the condominium’s facilities and services. You will work closely with the Condominium Manager to provide exceptional service to residents and ensure that the property remains in top condition. This role requires attention to detail, excellent communication skills, and the ability to handle multiple tasks efficiently in a fast-paced environment.

**Key Responsibilities**:

- **Property Management**: Oversee daily operations of the condominium, including common areas, amenities, and facilities, ensuring they are well-maintained and in pristine condition.
- **Resident Relations**: Act as the primary point of contact for residents, addressing inquiries, complaints, and requests in a timely and professional manner. Foster a positive living environment for all residents.
- **Facilities Maintenance**: Coordinate with contractors, vendors, and service providers to ensure routine and preventive maintenance of building systems (e.g., plumbing, electrical, HVAC), swimming pools, gyms, and other amenities.
- **Security and Safety**: Ensure that the property adheres to all safety regulations and that security systems and protocols are effectively implemented. Assist with emergency response planning and evacuation procedures if necessary.
- **Budgeting and Cost Control**: Assist in monitoring the operational budget for property maintenance and services, identifying areas where cost-efficiency can be improved without compromising service quality.
- **Administrative Duties**: Manage day-to-day administrative tasks such as preparing reports, managing facility bookings, handling vendor contracts, and ensuring compliance with condominium rules and regulations.
- **Event Coordination**: Plan and organize community events for residents, such as holiday celebrations, wellness activities, and other social gatherings to enhance the sense of community within the condominium.
- **Vendor and Contractor Management**: Liaise with external service providers for landscaping, pest control, cleaning, and other essential services, ensuring contractual obligations are met.
- **Inspection and Compliance**: Conduct regular inspections of the property to ensure high standards of cleanliness, safety, and maintenance. Ensure compliance with local building regulations and by-laws.
- **Conflict Resolution**: Address and mediate conflicts among residents, ensuring disputes are resolved amicably and in accordance with condominium policies.

**Key Skills & Requirements**:

- **Minimum Diploma**in Facilities Management, Property Management, or a related field.
- At least **2-3 years of experience**in property management, preferably in a luxury residential setting.
- Strong understanding of condominium management, including familiarity with the **Building Maintenance and Strata Management Act (BMSMA)**.
- Excellent interpersonal and communication skills, with the ability to work effectively with residents, contractors, and other stakeholders.
- Strong organizational skills and attention to detail, with the ability to handle multiple tasks simultaneously.
- Proficiency in using property management software and Microsoft Office Suite.
- **Problem-solving abilities**and a calm demeanor when handling complex situations or resident complaints.
- Knowledge of building systems (e.g., HVAC, electrical, plumbing) and preventive maintenance practices.
- Experience in managing budgets and controlling operational costs is a plus.
- **Fire Safety Manager (FSM) certification**or willingness to obtain certification is an advantage.
