
Strata Manager

Job Description:
We are seeking an experienced and proactive Strata Manager to oversee the day-to-day operations, maintenance, and administration of the estate. The ideal candidate will be responsible for managing resident relations, supervising contractors, preparing budgets, and ensuring smooth operations in compliance with regulatory and statutory requirements.
Key Responsibilities:
- Oversee the daily management and maintenance of the condominium, ensuring a safe and pleasant environment for residents
- Manage and supervise site staff, security, and contractors to ensure quality service delivery
- Prepare and monitor budgets, control expenditures, and present monthly financial statements to the council
- Coordinate and attend Council and Annual General Meetings (AGMs), including preparing agendas, reports, and meeting minutes
- Handle residents' feedback, enquiries, and complaints in a professional and timely manner
- Source quotations, evaluate tenders, and prepare comparison reports for council review
- Ensure compliance with statutory and regulatory requirements, including timely submission of reports and applications
- Liaise with the council and Managing Agent (MA) team to implement estate improvement initiatives
Requirements:
- Diploma or Degree in Building/Property Management, Real Estate, or a related discipline
- At least 2–3 years of relevant experience in condominium or property management (ACM/CM experience an advantage)
- Good knowledge of BMSMA (Building Maintenance and Strata Management Act) and condo operations
- Strong leadership, communication, and interpersonal skills
- Proficient in Microsoft Office and property management systems
- Able to work independently, handle multiple tasks, and manage stakeholders effectively
