We are seeking a strategic, results-driven **Business Development Director**to lead our growth initiatives by identifying, evaluating, and securing new real estate opportunities in line with our long-term expansion goals. This role is critical to scaling our operations and footprint across key markets.

**WHAT YOU'LL DO**:
**Key Responsibilities**:

- **Strategic Expansion Planning**: Develop and implement a multi-year real estate expansion strategy aligned with company goals.
- **Market Analysis**: Conduct in-depth market research to identify high-potential areas for expansion and assess competitive landscapes.
- **Site Acquisition**: Source, negotiate, and secure new real estate locations, including lease and purchase agreements.
- **Partnership Development**: Build and maintain relationships with brokers, developers, landlords, and local authorities to facilitate expansion.
- **Financial Analysis**: Work with finance teams to evaluate the ROI and financial viability of potential locations.
- **Cross-Functional Leadership**: Collaborate with operations, legal, design, and construction teams to ensure a smooth transition from deal signing to site launch.
- **Performance Reporting**: Provide regular updates to executive leadership on pipeline progress, risks, and market intelligence.
- **Compliance & Risk Management**: Ensure all real estate transactions adhere to regulatory and company standards.

**Qualifications**:

- Bachelor's degree in Business, Real Estate, Finance, or related field (MBA preferred)
- 8+ years of experience in business development or real estate, with a strong background in multi-site expansion
- Proven track record of successful site acquisition and market entry
- Strong negotiation and contract management skills
- Deep understanding of real estate trends, zoning, permitting, and development processes
- Excellent analytical, communication, and leadership abilities
- Willingness to travel regularly

**Preferred Experience**:

- Experience in Real Estate and Hospitality a plus
- Familiarity with real estate markets across Hong Kong and Singapore
