**Finance Manager, REIT**
**Pre-REIT listing**
Working with the existing finance team, the individual will assist with the establishment of the REIT and the listing process, including but not limited to:
- Liaise with financial, legal, accounting and tax advisors on the listing process
- Preparation of historical proforma financial statements and forecasts
- Review terms of the REIT’s debt financing
- Manage the conversion of asset holding limited companies to LLPs
- Ensure systems/ processes/ controls are appropriately established in order to fulfil the REIT’s external and regulatory reporting requirements

**Post-REIT listing**
Reporting to the REIT Finance Controller, the individual has the following responsibilities:
- Preparation of monthly, quarterly, and annual financial reports, including annual reports, SGX announcements, Board and Audit Committee Papers etc.
- Assist in preparation of budget and forecasting for the purpose of budgetary control and variance analysis.
- Monitoring Property Managers financial performance (e.g rental collections, doubtful receivables, operating expenses etc) against budget and standard operating procedures.
- Coordinating audits with internal and external auditors.
- Prepare quarterly GST report for filing.
- Liaison with Bankers, Internal & External Auditors, Corporate Secretary, Unit Registrar and Tax consultants etc.
- Prepare and submission of documents to trustee and assist in managing Trustee's queries on the financing and investing activities.
- Assist in ensuring that the REIT and its portfolio's financial reporting remains in compliance with relevant accounting standards and all regulatory obligations.
- To work with the Company Secretary to meet all statutory obligations regarding the preparation and lodgement of periodic financial accounts and returns.
- To work with the SGX, CDP, Unit Registrar and Tax Agent in making quarterly distribution to unitholders (e.g agree distribution timetable with relevant parties, review tax declaration forms etc).

**PROFILE**
- Degree in Accountancy, Finance or its equivalent.
- Chartered Accountant qualification.
- Minimum 8 years of relevant working experience. Past experiences with audit firms, REITs and commercial real estate industry are highly preferred.
- Ability to balance multiple priorities and commitments and proven track record in meeting deadlines in a fast-paced environment independently.
- Committed, resourceful, meticulous, firm and independent
- Proficient in MS Excel and Word.
- Sound knowledge of accounting fundamentals, controls and management reporting.
- Strong critical thinking and analytical skills.
