Mechanical and Electrical Supervisor

Responsibilities of an M & E Supervisor - GB Building
Responsible over all the M & E in the building - ACMV (Chillers, AHU, Cooling Towers), Electrical, Generator, BAS, Gondola, Generator, Lift, CCTV, PA System, Plumbing (Water Tanks) etc.

Supervise and guide on site Technician. Usually, technician will carry out the replacement of lightings in the building (common area & tenant’s units), supervise service providers for maintenance - once a month (Sat) to stay back for cooling tower washing and servicing, handman works (small repairs) etc.

Schedule and monitor all M & E servicing.

Calling of quotations for repairs and rectification of M & E.

Provide advice and suggestions on repairs/ rectifications on M & E.

Purchase of lightings. Calling of quotations and liaising with contractors.

Annual Electrical Shutdown for the entire building. Servicing of electrical panels, emergency switchboards, transformers, generators etc. This is done together with the LEW and an appointed electrical contractor. Usually carried out on a Public Holiday. One full day of shut down. Usually conducted on 1 May (Public Holiday).

Annual Fire Certificate Renewal (SCDF) - testing of all M & E Services in the building with appointed PE, FSM, M & E Service Providers. Usually in June (Sat - 1o am to 12 noon). Conducted in June.

Fire Drill - twice a year. FSM and team on site (security & management team).

JLL OMS (Operations Management System) - filing and paperwork for M & E System. Audit to be carried out annually by JLL internal auditor.

Water Tank - annual servicing and maintenance. Conducted in November. PUB would usually send their own Licensed Plumbers to inspect after our water tank washing. To attend to the inspection

Annual clearing of the manholes in the building (flushing of manhole). Usually in December.

Liaise with tenants/ occupiers on their feedback - air-con issues, lightings, toilets defects, PA System, plumbing etc.

Fitting out Works - inspection after completed fitting out works, ensure electricity had been certified by an LEW, SCDF approval for fire protection system, fire extinguishers placed inside unit (serviced with stickers), PA System Inspection, air-con balancing conducted with ACMV plans (endorsed by tenant’s own ACMV contractor) etc.

When technician is on leave, Supervisor to cover the working hours of the technician. Supervisor to claim time off after that. A replacement staff will be engaged if technician is taking more than 3 days leave.

Any other duties and responsibilities assigned by the Management/ JLL from time to time.

Any emergency M & E issues (after office hours), M & E Supervisor to attend. Time off to be given when Supervisor comes back to the building to attend such emergencies
