Property Development Manager Position

The successful candidate will oversee the full project lifecycle from inception to completion, ensuring timely and within-budget delivery. This includes undertaking feasibility studies, planning, design management, construction oversight, budgeting, stakeholder coordination, and final handover.

Key Responsibilities:
  • Manage full-cycle property development projects locally and overseas, including project feasibility, technical due diligence, planning, design management, construction oversight, budgeting, stakeholder coordination, and final handover.
  • Lead cross-functional teams to drive project success across jurisdictions.
  • Ensure compliance with regulatory requirements and implement group-wide documentation and quality control systems.
  • Manage budgets, schedules, site activities, and tender processes.
  • Coordinate with consultants, contractors, and authorities to ensure project alignment with business objectives.
  • Evaluate and manage contractor claims, variations, and EOT requests.
  • Lead project completion, handover, defects management, and operational readiness.
Requirements:
  • Degree in Architecture, Quantity Surveying, Project Management, or Real Estate from a recognized institution.
  • Minimum 5 years' experience in property development or project management, preferably with greenfield project exposure.
  • Proven track record of managing independent property development cycles from feasibility and design through construction and commissioning to project handover.
  • Strong design appreciation with the ability to balance practicality and aesthetics.
  • Background in real estate developer companies and/or consultancy firms (architectural, engineering, QS) is advantageous.
  • Excellent communication, engagement, and management skills for multiple stakeholders.
  • Familiarity with local regulations, building codes, construction contracts, and development processes.
  • Proficient in MS Office, MS Project, AutoCAD; experience with overseas projects is beneficial but not essential.
