
Property Development Lead

The Property Development Manager is responsible for leading full-cycle development projects, from inception to completion. This includes project feasibility studies, planning, design management, construction oversight, budgeting, stakeholder coordination, and final handover.
This role involves overseeing all aspects of property and project management, including project feasibility, technical due diligence, planning, design management, construction oversight, budgeting, stakeholder coordination, and final handover. The successful candidate will have a strong background in property development, project management, and real estate.
The ideal candidate will be able to work independently, with a high accountability and ownership mindset. They will also have excellent communication and interpersonal skills, with the ability to engage, coordinate, and manage multiple stakeholders to deliver projects on time and within budget.
Key Responsibilities- Oversee full project lifecycle management from inception to completion.
- Manage project feasibility, technical due diligence, planning, design management, construction oversight, budgeting, stakeholder coordination, and final handover.
- Lead technical due diligence, ensure compliance with regulatory requirements, and implement group-wide documentation and quality control systems.
- Manage budgets, schedules, site activities, and tender processes.
- Coordinate with consultants, contractors, and authorities to ensure project alignment with company goals and timelines.
- Evaluate and manage contractor claims, variations, and EOT requests.
- Lead project completion, handover, defects management, and operational readiness.
- Support capital expenditure planning and implement enhancement initiatives aligned with business objectives.
- Monitor and maintain SOP/KPI standards for managed assets.
- Degree in Architecture, Quantity Surveying, Project Management, or Real Estate from a recognized institution.
- Minimum 5 years' experience in property development or project management, ideally with greenfield (from undeveloped land to completion) project exposure.
- Proven track record in managing the full property development cycle independently — from feasibility and design, through construction and commissioning, to project handover.
- Strong design appreciation with the ability to ensure projects are both practical and aesthetically sound.
- Background in real estate developer companies and/or consultancy firms (architectural, engineering, QS) preferred.
- Excellent ability to engage, coordinate, and manage architects, consultants, contractors, and multiple stakeholders to deliver projects on time and within budget.
- Familiarity with real estate regulations, building codes, construction contracts, and development processes in Singapore.
- Proficient in MS Office, MS Project, AutoCAD; experience with overseas projects is an advantage but not mandatory.
- Willingness to travel (approximately 30% depending on project needs).
