Job Title: Senior Property Development Manager

About the Role

We are seeking an experienced and skilled Senior Property Development Manager to lead our property development projects from inception to completion.

  • This is a key leadership role that involves managing all aspects of property and project management, including feasibility studies, planning, design, quality assurance, budgeting, contract management, procurement, construction, post-construction maintenance and enhancement works.
Key Responsibilities

The successful candidate will have the following key responsibilities:

  • Manage project progress data and reporting.
  • Implement a group-wide project management regime and documentation control.
  • Prepare contractual documents for review, approval and submission.
  • Organize and plan construction activities, review requirements and optimize resource allocation.
  • Track project schedules and budgets, conduct coordination meetings and site visits.
  • Evaluate contractor claims, variations and delays.
  • Follow quality control policies and procedures.
  • Coordinate and manage site teams and stakeholders to ensure compliance with specifications, quality standards, costs and timelines.
  • Manage project completion documents for regulatory compliance.
  • Oversee the handover process and defect management.
  • Inspect properties to ensure they are well-maintained and meet required standards.
  • Review and recommend asset replacement or enhancement plans to maximize profits and minimize risks.
  • Oversee capital expenditures such as proposal, budgeting, tender evaluation and project implementation.
  • Ensure budgetary controls without compromising product quality.
Requirements

To be successful in this role, you will need:

  • Strong leadership skills and experience in property development management.
  • Excellent communication and interpersonal skills.
  • Ability to work under pressure and manage multiple priorities.
  • Proven track record of delivering projects on time, within budget and to the required quality standard.
  • Knowledge of building codes, regulations and industry best practices.
  • Familiarity with project management software and tools.
