Assistant Manager, Leasing

We are seeking a leasing professional to oversee the leasing operations of our client's properties in Singapore.

Main Responsibilities:
  • Makes cold calls and establishes contacts with prospective tenants.
  • Attends to all leasing enquiries, conducts viewings and follows up to bring these prospective tenants to secure new leases.
  • Secures new tenancies, renews existing leases, identifies market segments and prospects and liaises with property agents, where necessary.
  • Negotiates leases for new leases and renewals favourably.
  • Conducts due diligence on prospective tenants.
  • Completes the marketing and lease documentation process up to signing of Tenancy Agreement.
  • Liaises with tenants on any matters relating to their lease in the property.
  • Prepares approval papers for confirmed offers and/or lease variations, ensuring accuracy in capturing lease details for owner approvals.
  • Processes letter offers, lease agreements, and other lease documentation, including variation letters.
  • Liaises with internal and external legal counsel on amendments or variations to lease contracts, as required.
  • Works closely with internal departments to follow up and resolve lease-related matters.
  • Communicates with tenants on lease matters and supports the development of good tenant relationships.
  • Coordinates with the Finance team on arrears management and assists in following up on outstanding payments.
  • Supports the review and improvement of lease management processes and procedures.
Requirements:
  • A strong background in leasing and property management is essential.
  • Excellent communication and negotiation skills are required.
  • Ability to work independently and as part of a team.
  • Strong analytical and problem-solving skills.
  • Good time management and organisational skills.
  • Familiarity with property law and regulations.
  • Experience with lease management software.
