Job responsibilities
- Oversee and manage a portfolio of commercial, retails, and mixed-use properties to optimize rental and occupancy level.
- Develop and implement effective leasing strategies to attract high-quality tenants and achieve targeted occupancy rates.
- Conduct thorough market research and analyse industry trends to determine rental rates and leasing terms.
- Stay informed of relevant regulations and regulatory requirements and industry best practices related to leasing and property management.
- Support and guide a growing leasing team to foster their professional growth and performance.
- Oversee negotiations for new leases, renewals, and expirations to secure favourable lease terms, and ensure timely execution of all lease-related documentation.
- Provide regular updates and reports to management on leasing activity, market trends research, and monitor the benchmarks of rentals.
- Conduct due diligence on new and renewal tenancies prior to the issuance of letter of offer, but not limited to compliance matters.
- Making presentations to and seeking approvals from Management.
- Build and maintain strong working relationships with tenants by regularly meeting them and visiting leased premises, to ensure that they adhere to the tenancy terms and conditions.
- Act as the key liaison to address queries, concerns, or lease disputes in a professional and timely manner.
- Manage and nurture relationships with internal and external stakeholders. (Lawyer, Property agent, Surveyor, Architect and Business Partners)
- Arrears management to reduce financial risk exposure.
- Manage IRAS queries on leasing and property tax matter.
- Attend to other ah-hoc task/duties, as and when directed by Management.
Skills and Qualification:
- Degree in Real Estate, Marketing, Business Administrative or a related field.
- At least 10 years of commercial leasing or relevant working experience.
- In-depth knowledge of commercial real estate market trends and leasing practices.
- Good negotiation and communication skills (both verbal and written), with the ability to build rapport with diverse stakeholders.
- Demonstrated leadership ability with experience managing and motivating teams to achieve results.
- Highly self-motivated and able to manage the requirements of very demanding tenants.
- Possess positive disposition, resourcefulness and is a team player.
