PURPOSE OF THE ROLE
To support the GWS Local APAC business by educating, influencing and advising key stakeholders on commercial best practices in order to contribute to the long-term growth and profitability of the business in line with the wider GWS Local business strategy.
The Commercial role is to provide commercial advice and support new/existing business and growth together with providing day-to-day support to the Local SEA team and accounts. Be the subject matter expert on the commercial agreements, including but not limited to; commercial terms, areas of risk and reward, operational compliance, cost control, milestone obligations and take proactive steps toward dispute avoidance. Work with the business subject matter experts (SMEs) and legal team to support the GWS Local business.
KEY RESPONSIBILITIES
Support the Commercial Negotiation and Agreement of Contracts
Support the legal and business teams in the timely agreement of contracts to the mutual satisfaction of both parties.
- Involved with the sales, tender or re-tender process
- Adopting and agreeing the best negotiation strategy with internal stakeholders
- Support the legal and business teams in the negotiation
- Achieving a signed contract document
- Influencing internal and external stakeholders
- Complying with the GWS contracting standards and policies
Commercial Policy/Procedure Compliance
To promote compliance with policy and procedures.
- Attending Business Unit, Account, Contract and Project Reviews to promote best practice

- Checking processes for compliance
Educate and advise on commercial best practice
To develop internal stakeholders' commercial awareness.
- Provide summaries and training on contract obligation in co-ordination with SMEs
- Running commercial training courses
- Providing commercial guidance at tender stage and through the contract life cycle
- Presenting at Company, Divisional and BU management meetings
- Staying abreast of changes in commercial practice
Providing commercial solutions
To provide commercial solutions to minimise risk and maximise opportunities.
- Analysing the circumstances

- Influence and motivate stakeholders to take the best commercial solution
- Building key customer contacts to strengthen CBRE's position in the development of long-term customer relationships
- Considering innovative solutions
- Taking the lead on business issues which could lead to high risk or litigation/disputes – co-ordinating with the operators and legal team as required
Promote Best Practice Supplier Engagement
To promote best practice in the appointment of suppliers.
- Timely and contractually robust order placement

REQUIREMENTS

QUALIFICATIONS AND EDUCATION
Bachelor's degree from college or university and a minimum of 6 years of experience in similar commercial role within facilities management, building services and projects industry.
COMMUNICATION SKILLS
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Proven track record of working with educating and influencing broad range of internal and external stakeholders at all levels.
REASONING ABILITY
Ability to solve advanced problem and deal with a variety of options in complex situations. Require expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sale environment. Draw upon the analysis of others and make recommendation that have direct impact to the company.
FINANCIAL KNOWLEDGE
Require in-depth knowledge of financial terms and principles. Review complex financial/business analysis and reports. Ability to analyze business/financial data and develop innovative solutions. Drive and implement financial policies and procedures. Oversea and approve portfolio of accounts budget.
Proven knowledge and experience of contracting including workings of the Construction Act, offer and acceptance, valuations and quantifying & management of subcontractors.
Proven ability of affect sales and profit figures by maximizing profit and minimizing risk.
OTHER SKILLS and/or ABILITIES
- Intermediate experience with Microsoft Office Suite. Must have a strong command of both Mandarin and English languages and excel in the areas of spelling, grammar and punctuation
- Highly developed interpersonal skill, enthused by fast paced, high growth environment
