Execute leasing strategies to meet company goals and all leasing and store development related activities for the Company and its subsidiaries.

Reviewing and negotiating leases, ensuring compliance with tenancy agreements, managing tenants' agreements, liaising with landlords and tenants, property agents and relevant internal stakeholders in the management and maintenance of the facilities and properties.

Maintain a register of leases and intellectual property owned by PLC such as trademark registrations in the various jurisdictions
- Keep timely records of lease start dates, renewals and expiry dates.
- Manage Landlords/Mall Management and Tenants on all leasing matters, negotiations, including lease renewals, enquiries, viewings, analysis and evaluation of proposals.
- Review critical dates, recommend renewal terms, strategize and/or implement negotiation for renewal or disposition, document deals
- Manage contract, scope and relationship with Landlord s/Mall Management, and Tenants for leasing. Ensure costs, performance and deliverables are met, including credit analysis of tenants.
- Liaise with legal team in reviewing and negotiating leases, terms and conditions, and to ensure proper documentation in a timely manner.
- Work with Finance Department on arrears management and property tax management, assist in rental collection and monitor Credit Control of Tenants.
- Update the outlet lease spaces when there are any changes.
- Liaise respective PLC departments to respective Mall Management Departments and Tenants on fit-outs, M&E, defects identification and rectification and reinstatement requirements based on structural matters under contract obligations, and compliance with all authorities and legislations.
- Assist with renewals and compliance of applicable permits, approvals, licenses with AVS/URA/HDB.
- Assist in the aspects of project implementation as needed for new outlet setup with regards to landlord’s leasing correspondences.
- Ensure all tenants renovations works are approved by PLC and Landlord Facilities/Operations Team before commencement.
- Inspect tenants' site and ensure adherence to company's policies and procedures when Tenant had been found to be in breach/violation of the Tenancy/Lease Agreements.
- Engage in developing new stores and managing lease actions, period reporting working in close conjunction with the Leasing and Store Development Manager.
- Assess the locations of existing stores, identify opportunities for growth/location changes.
