WHAT WE ARE LOOKING FOR

The role of the Project Analyst is to help the URW Airports business drive forward strategy and value creation for each airport development project. We are looking for a forward-thinker with an entrepreneurial mindset to help manage the proforma and financials to deliver project value, manage project risk for airport commercial development projects at JFK International Airport and other top US and global airports. The Project Analyst reports to the SVP, Development and will be an integral part of the development and project teams. This is a unique opportunity to learn how to develop and execute airport commercial development projects through capital budgeting, leasing and operational financial modeling. This opportunity provides exposure to executives in departments such as development, tenant coordination, design, leasing, construction, marketing & airport management/operations while watching the fruit of your efforts transform the airport experience and environments in real time.

ACCOUNTABILITIES
- Manage capital and resource budgets and balance project value growth and financial project risk management
- Reports and analysis of proforma, capital & resource budgets, forecast, spend and benchmarking
- Manage and refine the advanced proforma financial models for Airport development projects
- Lead both the internal Active Project Reporting (APR) process, including comparison to original feasibilities, as well as external project reporting processes for client and/or joint venture partners
- Return calculations, risk assessments, and corporate approvals/presentations
- Support the 5-year business plan cash flow forecasts, revenue projections and strategic planning
- Prepare and follow up on priorities from a NOI/cash flow perspective towards the leasing targets
- Aide team towards analyzing future leasing and development projects or scope to understand if capex investment is value accretive
- Offer data-driven advice when for tenant deals
- Ad hoc analysis for project decision making for project teams and proposals to clients
- Propose innovative ideas for value creation for the project
- Ability to travel to airports and offices as needed based on base work location(s)

CORE COMPETENCIES
- Bachelor’s degree from an accredited institution
- Strong analytical/quantitative skills
- Strong communication skills
- Self-starter/independent thinker
- Capable of thriving in a team-oriented environment; willing to support and assist others
- Advanced knowledge of Microsoft Excel formulas and financial modeling
- 2-3+ Years’ experience working in Real Estate or a related field
- Ability to provide recommendations and voice opinion
- Enthusiastic about learning and growing

EDUCATION
- BA/BS Business/Economics, with Finance & Accounting preferred, but not required
