**Responsibilities**:
As Director of Investment Projects - APAC with Hines, you will support the Asia CIO to evaluate, identify, and implement thematic or strategic investment opportunities or projects. The role iterates with key stakeholders across the firm to shape a succinct and articulate House View that the CIO can leverage when communicating internally and externally. Responsibilities include, but are not limited to:

- Drive the development of investment ideas and/or products - from idea generation through conceptual design (data collection analysis, modeling), and final recommendations.
- Lead specialized strategy projects focused on investments that have a longer-term horizon - with country/city specificity in focus as well as broad firm-wide projects.
- Coordinate the development of House View work with inputs from the Research team as needed - either product specific or more bespoke (e.g. Japanification).
- Generate investment theses to deploy throughout markets and asset classes that Hines covers.
- Partner with Fund Management teams to support specialized analyses.
- Identify opportunities for previously unexplored research topics and identify arbitrage opportunities.
- Drive analysis (partnering with Research for more quantitative efforts) on behalf of a Regional CIO to further consider new real estate strategies at fund / program level.
- Support Regional CIO in evaluating deals coming through the deal pipeline if extra support is needed.
- Build and maintain strong relationships with Research and Risk in support of overall mandate of this role and to partner on specific analyses.
- Build and maintain strong relationships with Regional Business Generators to understand the local view of the opportunity set related to current deals and strategies going forward. If project teams have high conviction but cannot capitalize deals with Fund Teams, conduct further due diligence. If the analysis is supportive of further consideration of strategy, highlight the disconnect to Regional CIO.
- Coordinate with Director of Investment Products roles in other geographies to determine if a trend is globally applicable. Engage in healthy debate to stress test assumptions and be willing to integrate and highlight similar strategies that the firm has pursued in other markets.
- Anticipate trends; constantly gather outside-in views and pressure-test internal thinking.
- Help integrate CIOs into external speaking opportunities and partner with Corporate Communications team on Speakers Bureau effort to ensure that best ideas are put forth in actionable ways / translatable ways for our investors and community of clients/tenants/partners.
- Identify opportunities for external publications alongside the CIO leadership.

Qualifications:
Minimum Requirements include:
Bachelor’s degree in business, analytics, or quantitative streams; advanced degree in relevant area also preferred.- Five or more years related experience directly in the investment industry.- Eight of more years of work-related experience overall.- Strong analytical and modeling skills.
