**Job Responsibilities
Engineering Services
- Supervise equipment maintenance, repair and minor enhancement works to optimize system reliability and performance.
- Manage equipment master maintenance schedule and ensure works are carried out timely and diligently by technicians or vendors.
- Implement periodical inspections to identify and address any system anomalies.
- Plan, schedule and execute capex replacements to minimize system disruptions and ensure the building systems perform as intended.
- Search and evaluate new energy & water efficient technologies that can improve equipment efficiency for better cost management.
- Supervise and ensure works carried out are in compliance to regulatory and contractual requirements.
- Manage service requests and faults to ensure timely response and closure.

Cost Management
- Develop annual operating and capital expenditure budgets for all works to be carried out based on building plans and maintenance requirements.
- Manage and control expenditures to be within budgets.
- Manage, track and verify payments to term contractors for works that are completed and to our satisfaction.

Contract Management
- Develop tender specifications for term contract renewals to ensure no disruption to equipment maintenance and services.
- Evaluate tender/quotation submissions for recommendations to award.
- Evaluate vendors’ performance to identify areas for improvement.
- Plan work schedules and monitor attendance of both internal staff and outsourced service providers for compliance to requirements.
- Participate in new contract models’ evaluation for better cost efficiency and productivity.

Tenant Fit-out, Additions & Alterations and AEI Works
- Supervise the works for compliance to requirements under the tenancy design guidelines and regulatory requirements.
- Revise and update the tenancy design guidelines periodically for alignment with new requirements and/or standards.
- Advice on change of uses, reconfiguration, subdivision of tenanted units for compliance to building system and regulatory requirements.
- Manage and/or participate in meetings with consultants, tenants and contractors for the coordination of works.
- Participate and contribute in Asset Enhancement Initiative and provide supports to key stakeholders and Tenants for a smooth delivery of the works.

**Job Requirements**
- Degree or diploma in Electrical or Mechanical Engineering or equivalent.
- Minimum 8 years of relevant experience with 3 years in people management role.
- Possess Senior Fire Safety Manager (FSM) or FSM certification is preferred.
- Certification as a Singapore Certified Energy Manager (SCEM), Green Mark Advanced Accredited Professional (Facilities Management) (GM AAP(FM)) or BCA registered Energy Auditor will be an added advantage.
- Preferably with experience in real estate developer, retail industry or M&E contractors.
- Possess analytical skills to analyze equipment data for system optimization and troubleshooting.
- Strong communication and people management skills with ability to lead, guide and coach team.
- Possess experience and knowledge in energy & water optimization, system integration and sustainability requirements (e.g. carbon emission footprint).
