Director - Pre-construction, Apac

**Responsibilities**:
As the Director - Pre-Construction for APAC with Hines, you will primarily be responsible to support APAC Hines development teams in the design, budgeting, consultant selection, subcontractor and contract negotiations and materials purchase for projects in the preconstruction phase as allocated by the Managing Director - CCG APAC. Additionally, this position will contribute to the development of APAC development team resources such as Master specifications, cost summary data and a consultant and equipment manufacturer database. This position works closely with other team members in the design, cost management, schedules and other pertinent aspects related to projects from conception through the completion of the preconstruction phase.
- Take ownership as a technical leader to support Hines in the conceptualization, planning and execution of exceptional developments.
- Protect Hines and our partner’s investments through professional, ethical and excellent technical service delivery.
- Support In-Country Development, Design & Construction Teams as an in-house consultant and technical expert to support the success of their project.
- Actively record and process lessons learned for the benefit of future Hines projects.
- Record Value added by Conceptual Construction to the Developments we support.
- Coordinate preconstruction activity with Hines development team.
- Oversee the preparation of benchmarking exercises and documents to set the new project in context with its peer group / competitor set.
- Development of the Project Brief aligned with the underwriting / Investment Model.
- Support the development of project ESG Strategy including Embodied and Operational Carbon Strategies and move these strategies to execution.
- Work proactively in the selection and contract negotiations for all consultants.
- Monitor and review consultant performance.
- Oversee preparation and reviews cost estimates, budgets, and budget updates,
- Review design and working drawings at each stage of the design development process.
- Play a proactive role in the tender and award phases with general contractors, subcontractors, specialist and negotiates construction contract.
- Assist in preparation and monitoring of the project budget, schedule and other key project control documents.
- Interface effectively with other members of Hines Conceptual Construction group.
- Performs other duties as assigned by the European Head of Conceptual Construction

Qualifications:
Minimum Requirements include:

- Bachelor's degree from an accredited institution.
- Five or more years of experience.
- Able to manage multiple simultaneous projects.
- Able to manage design team and coordinate with Hines’ development team.
- Ability to present budgets, design alternatives, schedules, etc. to owner with credible backup and recommendations.
- Ability to market Hines services to third party clients and tenants (if and where applicable).
- Ability to think creatively to produce innovative approaches during design and contract negotiations.
- Ability to travel extensively.
- Ability to read and interpret detailed construction drawings and specifications plus communicate with the team of professionals.
- Ability to determine time, place and sequence of operations or action to be taken on the basis of analysis of data.
- Ability to mediate disputes and interpret the intent of the contract documents.
- Maintains calm demeanor in tense or difficult situations.
- Reads and interprets drawings, manuals, research/instructional reports, safety rules, and methods/procedures.
- Excellent communication skills, both verbal and written.
- Excellent computer spreadsheet and word processing skills.
- Excellent management and presentation skills.
