Position Overview

As Senior Director Pre-Construction for Vantage-DC APAC, you will provide overall Pre Construction activity leadership for our growing Construction team and key internal partners (New Site Development - NSD) as we expand the company. This position will be responsible for new and existing development, concept / schematic design, detail design commencement, entitlement/permitting, and all aspects of pre construction with our general contractors and Project Management teams. As a leader, you will be responsible for leading multiple projects and teams as well as ensuring all projects are in alignment with strategic corporate objectives.

The Construction team is responsible for the entire process flow of delivering the physical data centers from pre shovel ready state through commissioning, working with Sales, Operations, and management along the way. Construction implements and executes upon the work product developed by New Site Development and in conjunction with Development & Engineering (D&E) team. This role will straddle the NSD, D&E and Construction roles, providing programme, cost, buildability, regional statutory, consultant knowledge and ECI data to the NSD team. The Construction team also manages Vantage’s build partners to success through technical feedback and review, and actively participating in review of schedule and budget.

Essential Job Functions- Development and planning approval process, including master / precinct planning, development planning and construction permitting.- Assisting in the completion of all utilities provisioning negotiations with particular emphasis on power and networking provision.- Working with the other Projects teams to resolve data centre designs to deliver Tier 3 data centres at optimal cost (in alignment with design parameters).- Assisting with procurement and tender strategy for professional services, Works, and, where applicable, supply contracts for significant plant and equipment (OFCI team)- Development of pre-construction programmes and micro-programmes. Contribute to the preparation of the master construction programme.- Working with the general contractor, architect, and engineers to lead the project ECI phase (where used)- Manage direct reports and third-party project management resources and track staffing utilization- RFP (Request for Proposal) creation and management for capital projects and customer builds- Assist in establishment of project budgets and submit approval packages to executive team- Support sales in customer engagement and fulfilment of requirements as tied to leases and handle delivery in accordance with leases- Partner with Stakeholders in Construction Cost & Finance to produce monthly project forecasts including variance analyses as well as execution of Master Service Agreements (MSAs) and project authorizations for new and existing contractors and vendors with the Procurement team.- Ensure ‘lessons learned’ are held and placed in the feedback loop to drive continuous improvement- Work closely with Operations to coordinate design criteria and construction with ongoing maintenance and operation of existing facilities

**Requirements**:
- Bachelor’s degree in construction management, or similar field, or equivalent experience- 7 to 10 years of experience in a management role required, 10 to 15 years preferred- Complex and technical construction experience is required- Data Centre experience is preferred- Experience in CSA (civil, structural, architectural) and MEP (mechanical, electrical, plumbing) construction management is a requirement- Proficient in Microsoft Office and project management tools like MS Project or P6- Experience developing executive level presentations.- Substantial project management experience preferred with PMP certification.
