**Account Manager - Real Estate**
**Singapore**

**Description**

As a Real Estate Fund Account Manager, you will be responsible for preparing and reviewing NAV calculations, financial statements, and other accounting deliverables for real estate funds. This role requires expertise in real estate and fund accounting, attention to detail, and the ability to meet client needs effectively.

**Job specification**
- Review monthly/quarterly NAV reporting pack, including cash and position reconciliation.
- Monitor timely accrual of fees, expenses, and provisions.
- Maintain intercompany loan and interest calculations, reconciling monthly.
- Oversee client purchase orders, payments, and receipts
- Handle property accounting, including full sets to NOI and entity accounting.
- Review capital activity such as capital calls and distributions.
- Review Limited Partner and General Partner/Shareholder allocations and calculations.
- Ensure accuracy and compliance of trial balance, general ledgers, financial statements, and partner capital statements.
- Collaborate with external auditors during the annual financial statement audit.
- Assist external tax advisors with tax return preparation.
- Review Net Asset Valuation (NAV) files for Real Estate funds, ensuring accuracy and regulatory compliance.
- Review monthly consolidated accounts for funds, coordinating with finance personnel.
- Review property-level income statements, rent rolls, tenancy schedules, and aging reports.
- Prepare and review quarterly GST/VAT/VAS.
- Assist with monthly closes for properties and entities.
- Review budget variance comments from regional teams.

**Skills Required**:

- Bachelor's or master's Degree in accounting with professional designation such as CPA, CA, ACCA
- 4-6 years of experience in private equity or real estate fund and property accounting.
- Experience in reviewing and preparing financial statements.
- Excellent written and verbal communication skills in English.
- Detail-oriented with the ability to manage multiple projects.
- Strong teamwork and individual task management abilities.
- Advanced proficiency in MS Excel, Word, and PowerPoint.
- Thorough understanding of real estate and REIT fund structures.
- Knowledge and prior experience with YARDI Voyager.
