As OTH is an integrated lifestyle hub with multiple agencies, civic and private organisations, you will also work in partnership with many stakeholders, including Grassroots Advisers, grassroots leaders/volunteers and senior management of government agencies to facilitate the management of Assets.
Key duties and responsibilities that need to be performed to meet the primary objective of the job. This will include the important result areas (what) along with the rationale (why).
- Formulate and implement strategies to maximize rental and occupancy of the mall;
- Manage the Tenancy Schedule, Lease Expiries Profile;
- Prepare annual rental budgets and rental forecast and manage the rental arrears;
- Prepare monthly occupancy reports, bi-monthly reports, meeting presentations;
- Responsible for identifying new market segments and to coordinate the tender process through Gebiz;
- To work closely with Legal Service Office and external lawyers on conveyancing matters;
- To work closely with Facilities Management and Operations teams to ensure smooth handover and takeover of units;
- Conduct periodic market research of competitive malls and market benchmarks of rental and occupancy cost;
- Track tenants’ performance through Gross Turnover of Sales analysis;
- Oversee the compliance by tenants in submitting monthly GTO;
- Establish and maintain good landlord-tenant relationship;
- Handle all retail mall leasing enquiries;
- Develop and manage long term marketing strategies to drive brand awareness;
- Conceptualize and implement actitives to drive shopper traffic to the mall and to increase shopper spend, and patronage to the various tenanted shops;
- Responsible for casual leasing income which will include atrium, pushcarts and in-mall advertising;
- Prepare annual budgets, post campaign and monthly income reports;
- Liaise with media agencies and manage media relations;
- Manage loyalty programs to drive repeated visitsMaintain good tenant relations, communicate and obtain tenants’ buy-in for A&P program;
- Seek tie-ups, program or 3rd party partnership program
- Conduct periodic market research and analysis of shopper trends.
Other ad-hoc duties not covered under main responsibilities and duties.
- Perform other duties as assigned by senior officers.
