The platform focuses on investing, acquiring, developing, constructing, managing, and operating real estate projects in fast-growing life sciences, innovation and R&D real estate markets in Asia-Pacific. The company operates within two main segments - a high-barrier-to-entry life sciences project construction management business and a specialized investment management business. Since the 2000s, the project construction management business has worked on over 200 projects in Asia-Pacific for more than 100 blue-chip life sciences and pharmaceutical companies, with many repeat clients. The investment management business currently manages ~SGD 2 billion of AUM on behalf of institutional investors, with strong aspirations for growth within the region.

You will work on a portfolio of business park/hi-tech, industrial real estate in Singapore. This role will involve working closely with the asset and property management teams on portfolio / fund reporting, budgeting and asset management plans to optimise income and realise the highest value of our assets. You will also assist in the preparation and maintenance of financial variance analysis reports, prepare and monitor budgets, and assist with financial modelling at the asset and portfolio levels.

Job Responsibilities
- Review positioning of the assets to achieve the required financial and operational metrics
- Prepare and manage monthly/ annual asset reports (including variance analysis) which cover the financial performance, leasing status, rental collection and capital expenditure
- Work closely with the Asset Managers, Marketing/Leasing and Property Managers to track leasing performance and ensure regulatory compliance
- Conduct financial analysis such as budgeting, forecasting, rent roll reviews, customer risk assessments and sensitivity analysis to support lease approvals
- Support in portfolio valuation exercises, property tax assessments, annual business planning and preparation of investor presentations
- Perform other ad-hoc duties as required

Job Requirements
- Degree in Real Estate, Building, Business, Finance, or its equivalent with experience in financial modelling / analysis
- At least 2 years of relevant real estate or finance experience
- Advanced Excel skills
- Accounting and property tax knowledge is a plus
- Operationally hands-on with sound financial grounding
- High level of initiative/resourceful
- Ability to work independently in a fast-paced environment
- Team player with strong communication and interpersonal skills
- Proficiency with Yardi is a plus
- Experience working in the life science, business parks / industrial properties field is a plus
