Portfolio Manager

**Job Description**:
Lead and guide the team of Property Executives, Property Officers and Technical Officers in the management and maintenance of the Site. Monitors and ensures each staff discharges their duties diligently.
Oversee the management of the portfolio properties, including operations, procurement, sustainability, technical support, staff development, innovation, safety and compliance as well as budgeting and financial reporting
Ensure full compliance of Contract Specifications service level and KPIs
Build and maintain strong relationships with client reps, tenants, and other stakeholders
Develop and implement strategic plans for the managed portfolio in line with company objectives
Monitor and analyze property performance, identify areas for improvement, and work with on-site team to optimize operations
Conduct periodic property inspections to assess physical condition, identify maintenance needs, and ensure compliance with safety and regulatory standards
Oversee capital expenditure projects, evaluate property improvement initiatives, and manage budgets
Stay updated on market trends, industry changes, and local regulations impacting the properties managed
Ensure compliance with company policies, procedures, safety and ethical standards
Participate, support and implement to the team in the rolling out of HQ / client initiatives to the sites which may include staff development, new processes, improvement initiatives, innovation/technology, tenants engagement, sustainability, procurement, bid participation, safety, transition, etc
Key Skills Requirement
Strong knowledge of real estate principles and property / facilities management best practices
Solid understanding of client requirement and tenant relationship management
Proficient in financial analysis and budgeting
Experience with property management software and other relevant tools
Strong analytical and problem-solving skills
Excellent communication and interpersonal skills
Ability to manage multiple priorities and meet deadlines
Proven track record of successfully managing a portfolio of properties
Proactiveness and Initiative to lead HQ management initiatives to optimise site processes, introduce smart FM concepts, staff engagement, enhance quality control, etc
Strong sense of teamwork and willingness to support the overall IREM and PAM team where required
