**Duties and responsibilities**
- Perform market research, manage market intelligence and other reports to management on the market, legal update and industry information in Singapore and the region
- Renders assistance during acquisition and disposition of properties
- Models a full lifecycle financial analysis for projects/assets in the portfolio.
- Monitor timeline, legal process, budget, cash flow and return for each asset. For operating assets, work closely with Property Management team to ensure the asset is well managed and maintained. For development assets, work closely with all critical functions such as project development and strategic planning to ensure strategies are implemented on track and to establish proper market position, pricing and segmentation of the asset.
- Set up, control and monitor key performance indicators for respective departments during the project planning, development and operation to achieve the committed and approved financial projections of the project.
- Constantly evaluate, review and recommend feasibility of project budget and cashflow to ensure financial projections are achieved.
- Regularly and efficiently communicates with all parties involved in a project (i.e. sponsor, stakeholders, team members, etc.) Conduct project control group meeting and coordinating among various departments during the project planning, development and operation period.
- Prepares and update asset management report on a regular basis.
- Build and maintain strong relationship with external parties likes brokers, government authorities, banker, investors.
- Assist investment team in sourcing for external fund investors.
- Renders assistance during acquisition and disposition of properties
- Develop and execute divestment plans including engaging with potential investors, preparing divestment materials & data room, negotiating and closing transaction.
- Any such other matters as instructed by the Company from time to time.
**Requirements**:
- At least 7 years’ experience in real estate investment asset management and development.
- A highly numerate, strategic thinker and working knowledge of financial tools.
- Highly self-motivated and self-driven attitude.
- Good interpersonal skills and problem-solving abilities.
- Analytical, meticulous and detail oriented
- Ability to work well independently under great pressure and adaptability to quick changes.
