**Investment Professional**

9. Possesses at least 4-8 years of experience in real estate investments. Experience in property development, including residential and hotel projects is helpful

10. Possesses good understanding of tax structuring

11. Has experience with commercial analysis of real estate projects during development phase - eg sale prices, rent analysis and budgeting

12. Has relevant university degree in Finance/Real Estate, and/or Chartered Financial Analyst qualification

**(B) Responsibilities**

**1.**Fund Management**
- Create financial models for both development and operations phases of mixed-use real estate projects
- Support equity & debt fund raising, including working closely with partners and handling investor due diligence queries
- Conduct investment due diligence, execution and closing of investments
- Assist in negotiating and closing loan agreements with lenders, and managing existing financing arrangements, including loan covenants and obligations
- Collaborate with Finance & Project Development teams on related finance and development related matters, eg budgets, loan monitoring, construction programme
- Work closely with related consultants, eg agents, lawyers, tax consultants and valuers

**2. Analyse New Investment Opportunities**
- Conduct due diligence, develop investment thesis, financial analysis and financial modeling for new investment opportunities
- Prepare and present investment papers
- Participate in negotiations

**3**. **Investor Relations**
- Support investor presentations and discussions
- Prepare investor newsletters
- Respond to investor queries
