**Summary**
- You will report to Director, Real Estate Asset Management and supervise a team in managing a cluster of local and possibly regional assets. This will include developing strategies for revenue optimization, budget preparation and management, ongoing financial stewardship and reporting relating to arrears collection whilst monitoring property management.
You will also execute new lease agreements / renewals as well as ongoing tenant relationship management.
**Responsibilities**:
- Planning, formulating, and executing asset management strategies to optimize income and returns of the assigned properties.
- Responsible in the positioning of the assets as well as enhancement of cash flow and asset value.
- Prepare and manage annual budgets and reports which covers the financial performance of the asset, leasing status and rental collection.
- Assist Investment Management team (where required) during due diligence processes, exchange and/or settlement of potential Acquisitions or Disposals.
- Work closely with the Property Mangers in the daily operational matters to ensure the assets are properly maintained, managed, and complied with relevant regulations.
- Build strong relationship with customers and coordinate with external parties such as government authorities and brokers.
- Establish, maintain, and strengthen business relationship with tenants and in turn develop deeper understanding of tenants' needs, future plans and internal decision-making process regarding tenants' space requirements.
- Assist in financial modelling of the properties in both Cougar and Excel or whatever system applicable.
- Assist in all ESG initiatives, activities, and project implementation.
- Review monthly variance reports to ensure adherence to budget.
- Assist in the value creation of the assets to enhance operational efficiencies and to maximize the value by initiating development and/or asset enhancement initiatives.
- Work with Marketing Department to formulate and implement effective marketing strategies to maximize rental and occupancy for the assigned assets.
- Work with Marketing and Operations Departments to source and manage leasing pipeline and to improve current conversion of leads to deals. This entails liaising with real estate professionals, local press, media and network with all other appropriate channels and authorities.
- Conduct market research to understand industry needs and maintain up to date market benchmarks of rental and occupancy, which will form part of the Annual Assets Marketing Plan to be reviewed on a half yearly basis.
- Secure new tenants by identifying and showing prospective tenants' available spaces at the approved rental rates and terms to the interests of the Company.
- Discuss renewals and expansion plans with existing tenants to retain occupancy with positive rental reversions.
- Assist in preparation of feasibility studies, negotiation with prospects on commercial term and preparation of necessary agreements.
- Any ad-hoc tasks that may be assigned from time to time.
**Requirements**:
- A Degree preferably in Real Estate, Business, or related discipline.
- At least 5 years of relevant experience with industrial properties complemented by appropriate familiarity with JTC rules/regulations.
- Occasional regional travel to inspect, implement improvement plans, supervise ad-hoc projects.
- Strong communication and interpersonal skills to effectively engage both internal and external stakeholders.
- Adaptable, able to multi-task and work well independently and in a team.
- Strong leadership, team management, and team-building skills.
