**Responsibilities**:
**General**
- Support Asset Management (AM) Vision, Policy and Strategy, to maximize the overall life cycle of the assets.
- Assist in the development of AM standards, policies and practices as well as deploying AM processes and systems to best manage the Company’s assets.
- Participate in the preparation of maintenance strategies, ensuring the right intervention for an asset based on risks, conditions, and performance.

**Asset Management**
- Manage and ensure the MEP asset register is kept up to date and meets the data standard requirements.
- Coordinates asset data with Section Heads of the various system/ area owners to obtain asset additions, deletions, and revisions into the Facilities' Computerized Maintenance Management System (CMMS).
- Manages the asset database and customization of reports, inquiries, and analytics to assess life cycle or end of useful life of equipment, and recommends asset replacement strategies.
- Perform the review, improvement and update of Maintenance SOPs, Parts Lists, BOMs and CMMS data integrity for existing equipment.
- Responds to internal and external inquiries related to asset data analysis.
- Assess and continually improve the asset management system.
- Provides reporting of key performance indicators (KPIs) and operational initiatives.

**Asset Reliability**
- Lead Failure Modes and Effects Analysis (FMEA) events of equipment and drive completion of follow-up actions.
- Analyzes maintenance/repair data, test data, and preventative maintenance records to improve systems efficiencies and forecast replacement or continued repairs.
- Facilitates the Bad Actors process
- Performs CMMS data analysis
- Facilitates team approach in determining solutions to Bad Actors
- Generates reports, outlining a plan of action and resolution for Bad Actors
- Recommend equipment reliability improvements though analysis of equipment trends, historical, and field data.
- Conducts gap assessments primarily through periodic audits to gauge effectiveness of maintenance and reliability work processes. Identifies internal barriers to implementation and works with staffs on resolution.
- Assist in the development of risk prioritization and criticality frameworks for specific asset classes of MEP systems.
- Works with each operation unit to support budget expenditure for capital renewal, five year & long-term capital plans, operational support, and/or deferred maintenance.

**JOB REQUIREMENTS**

**Education & Certification**
- Demonstration of personal commitment and curiosity to be involved in continuously upgrading one-self through various learning channels will be an advantage.

**Experience & Competency**
- Minimum 2 years of work experience in buildings/facilities with exposure in engineering, asset management and renewal would be desirable.
- Knowledge and experience of APM tools and techniques like Reliability Centered Maintenance (RCM), Asset Life Cycle, Asset Reliability Management, Asset Criticality analysis, Risk Management framework, Risk Based Inspections (RBI), Maintenance Best Practices and Strategies is preferred.
- Knowledge in data analysis techniques that can include Process Control, Reliability modeling and prediction, Fault Tree Analysis, Weibull Tree Analysis, Six Sigma (6σ) Methodology.
- Familiarity with Building MEP systems such as HVAC, Electrical, Plumbing and Sanitary, and Fire Safety systems.
- Experience of working with various EAM/ERP solutions like SAP PM/Maximo, INFOR, Meridium, NRX Asset Hub, Asset Answers etc.
- Working knowledge of Asset Management Systems in a FM/Commercial/Industrial/Process environment.
- Experience in solving complex problems in asset maintenance and reliability management to drive growth and value for productions/operations & maintenance.
- Familiar with and understanding of relevant industry regulations, codes, practices and standards.
