JOB SCOPE

Summary of Key Responsibilities

Assist Manager in monitoring and maintaining all related ACMV systems and equipment to ensure uninterrupted services to the property.

Assist Manager to manage and plan all related preventive and corrective maintenance in accordance with safe practices as defined in the code of practice and / or authority requirements and guidelines.

Job Responsibilities

Assist in coordinating, supervising and planning maintenance activities carried out by the contractors for all related equipment and systems in order to meet the required objectives.

Assist with implementing and enforcing safe work practices and establishing and updating the activity-based Risk Assessment for the team.

Responsible for the upkeeping of all equipment, tools and maintaining updated inventory of all spares and supplies for the team.

Propose essential reliability improvements to the systems.

Be on 24/7 readiness for any emergency calls such as fire, power outages, floods, or incidents that warrant immediate attention.

Closely monitor the effectiveness of servicing and maintenance as well as the condition and performance of equipment.

Ensure that all essential maintenance/testing records are documented and stored properly. This includes ensuring proper updating of work orders, checklists and required forms in accordance with the department’s requirements.

Work with the Senior Technicians and Technicians to ensure that the routine maintenance and urgent repair works are in accordance with the checklists and/or best engineering practices while adhering to occupational health and safety regulations.

Assist with all team member relation’s issues and to administer appropriate disciplinary measures, when necessary, in accordance with MBS guidelines.

Assist with the training programs for all the team members.

Supervise all contractors engaged for any repair works to ensure their works are in compliance with the required specifications and standards.

Carry out physical inspections on all respective systems, plant rooms and equipment within the property to ensure that they are maintained in good condition.

To be responsible for the planning of roster duties for the Senior Technicians and Technicians.

JOB REQUIREMENTS

Education & Certification

Certificate, Nitec, Diploma or any Professional Certification holder in building services or any related discipline.

Able to read as-built drawing.

Able to create and close work orders via Maximo.

Computer literacy (Word, excel, power point)

Experience

More than 5 years of relevant / related working experience in a supervisory role.

Preference will be given to those with experience in a related hospitality industry.

Have an intimate knowledge of all related HVAC systems, their operation and potential weaknesses.

Competencies

Possess good communication, interpersonal and supervisory skills, with an eye for detail.

Ability to get along and work as a team with fellow Team Members.

Be able to work independently with minimum supervision.

Must be able to work in a fast-paced, and somewhat stressful environment. Maintain physical stamina and proper mental attitude while dealing effectively with guests, management, team members, and outside contacts while working under pressure and meeting deadlines.

Be able to work outdoors and be exposed to various environmental factors such as, but not limited to fatigue, noise, dust, and be able to access all areas of the property including those at height.

Meet the attendance guidelines of the job and adhere to Departmental and Company policies.

Be willing to work any day of the week and any shift, long hours when necessary.

Withstand various activities such as frequent walking, sitting for long periods or prolonged standing, stretching, bending and kneeling without restriction.

Have a well-groomed, professional appearance.

Project Management

Assist the manager to manage and execute the assigned capital projects, A&A and improvements projects in accordance with the Company’s policies and guidelines.

Assist the manager to prepare tender documents, scope of work and specifications.

Manage /support the project hand-over and/or pre-opening program, including on-site physical inspection, defect rectification and testing and commissioning.
