**Roles & Responsibilities**

・Establish and execute sales and marketing strategies and tactics to acquire new customers and maintain existing clientale base in target countries

・Establish strategic relations and partner with key industry players to benefit the business

・Find and develop business opportunities in the target countries

・Lead in the negotiations with suppliers and clients

・Achieve sales targets and outcomes within schedule

・Maintain a deep knowledge and understanding of the markets and industry in the target countries

・Enforce adherence to legal guidelines and in-house policies to maintain the Company's legality and business ethics

・Coordinate sales efforts with the local team and also the parent company (in Japan)

・Communicate with and report to parent company in Japan, and execute business strategies as required

・Support management of the Company

・Manage acquisition and transfer of assets related to investment management ・Research on real estate market, financial capital market and real estate investment trust market

・Assess the key risks, weaknesses, and strengths of a transaction

・Collate data regarding asset investments in target countries

・Analyze and reconcile deal information in financial models, including rent rolls and operating statements

・Carry out research on demographic information and market

・Carry out research and analysis of operating expenses, such as real estate tax methodology and estimates

・Receive and organize due diligence materials from clients

・Regular meeting with relevant personels such as Company managers and various stakeholders

・Manage the closing process with both internal and external groups (such as attorneys and tax counsels)

・Conduct site visits as required

・Any other duties, as required by the business needs of the Company

・At least 10 years relevant experience in both real estate investment partner development and customer development in Japan

・Relevant experience in expatriate and management of real estate investment entities/vehicles outside Singapore and Japan

・Extensive business development skills, including both partner development and customer development

・This position will be required to communicate frequently with the headquarters based in Japan. As such, minimum JLPT Level N1 is preferable to ensure that the Japanese language skills and knowledge is sufficient to carry out discussions and do business effectively.

・As this position is responsible for developing partnerships with overseas business partners and shareholders of the parent company, a good command in English (both written and spoken) is essential.

・Ability to liase with various local and overseas stakeholders

・Cooperate with local co-workers and work collectively towards the Company's goal

・Strongly knowledge in real estate investment industry in target countries

・Excellent critical thinking skills and problem-solving skills

・Excellent communication skills

・Excellent customer management skills

・Work under pressure
