Singapore GIC Investment Full time

Location: Singapore, SG- Job Function: Real Estate- Job Type: Permanent- Req ID: 15141The **Real Estate (RE)** arm of GIC invests in real estate and real estate-related assets outside of Singapore. We manage a well-diversified portfolio covering over 40 countries in property sectors such as offices, retail, hotels, residential, industrial, niche sectors and companies.

**Responsibilities**
- Assist with the evaluation of optimal financing structures for projects and in the negotiation of financing term sheets and credit agreements with Lenders and external counsel
- Monitoring loan covenants and contribute to the leverage review on loans taken for the portfolio
- Coordinate the internal financing approval process with other internal stakeholders
- Assist in preparing internal and external presentations
- Coordinate transaction execution workstreams, internal and External reporting

**Requirements**:

- A good university degree preferably in the area of finance, accounting or banking
- 2-7 years' relevant experience, preferably in real estate debt financing or debt capital markets
- Experience in China, Korea, Japan, India and/or Australia Real Estate markets would be an advantage
- Good understanding of financial structures and ability to communicate complex, abstract and/or difficult messages in simple, clear manner
- Strong financial modelling skills and meticulous with details and accurate with numbers
- Good ability to collaborate with managers in designing effective presentations
- Advanced proficiency in Microsoft Office, including PowerPoint and Excel, with a proficiency in using Bloomberg being a desirable skill as well
- Possess an analytical mind and is a committed team player
- Is results oriented and enjoys working in a fast-paced work environment

**Language**
As the team works on Real Estate financing deals in Asia, including China, Korea and Japan, business level fluency in Mandarin, Korean and/or Japanese would be an added advantage for this role
