Our client, a renowned Real Estate Developer firm, has an opportunity for a Property Manager (Industrial) to join the team.

Responsibilities

• Responsible for the management and maintenance of the assigned properties under the Company’s portfolio.
• Strategic planning and execution of property management best practices across the Company’s portfolio.
• Provide leadership and guidance to the operation team, including external service providers, to address all issues and challenges promptly;
• Ensure all lease properties are in good leasable condition and in compliance with all statutory regulations and code of practice;
• Assist in developing and improving Standard Operating Procedures, Facilities Management Policies for alignment across the Company’s portfolio;
• Oversee service providers’ Key Performance Indicators and ensure fulfilment of contract requirements;
• Ensure all property management reports are prepared, reviewed and submitted/presented to the management by the stipulated deadline;
• Responsible for proposing and executing all identified and approved asset enhancement initiatives (AEIs) and improvement works in accordance with the approved budget and planned timeline;
• Oversee the procurement of service contracts, goods and services; work with external service providers to ensure all works and contracts are awarded with proper approval and finalized agreements; ensure all term contracts are awarded prior to expiry in accordance with the management’s timeline;
• Manage the budgeting process; prepare and review property management (operating and capital) budgets based on best operating knowledge and trends; control and monitor operating and capital expenses without compromising efficiency and quality; prepare and analyse cost and variances for monthly management reporting.

Requirements

• Bachelor's degree in Building, Real Estate Management, Facilities, Engineering, or a related field.
• 8–10 years of experience managing a portfolio of properties, including Business Parks, Industrial, and Commercial buildings.
• Strong technical knowledge of building maintenance systems and equipment.
• Certified Fire Safety Manager (FSM) or Green Mark Facility Manager.

• Salary: up to S$7,000 plus Bonus (salary will be commensurate with experience and qualifications)
