Job Overview:

We are seeking a highly skilled and experienced Property Executive to oversee the daily operations of our prestigious luxury condominium. As a Property Executive, you will be responsible for ensuring the smooth management of the property's facilities and services, providing exceptional service to residents, and maintaining the property's high standards.

Key Responsibilities:
  • Property Management: Oversee the daily operations of the condominium, including common areas, amenities, and facilities, ensuring they are well-maintained and in pristine condition.
  • Resident Relations: Act as the primary point of contact for residents, addressing inquiries, complaints, and requests in a timely and professional manner.
  • Facilities Maintenance: Coordinate with contractors, vendors, and service providers to ensure routine and preventive maintenance of building systems, swimming pools, gyms, and other amenities.
  • Security and Safety: Ensure that the property adheres to all safety regulations and that security systems and protocols are effectively implemented.
  • Budgeting and Cost Control: Assist in monitoring the operational budget for property maintenance and services, identifying areas where cost-efficiency can be improved without compromising service quality.
  • Administrative Duties: Manage day-to-day administrative tasks such as preparing reports, managing facility bookings, handling vendor contracts, and ensuring compliance with condominium rules and regulations.
  • Event Coordination: Plan and organize community events for residents, such as holiday celebrations, wellness activities, and other social gatherings to enhance the sense of community within the condominium.
  • Vendor and Contractor Management: Liaise with external service providers for landscaping, pest control, cleaning, and other essential services, ensuring contractual obligations are met.
  • Inspection and Compliance: Conduct regular inspections of the property to ensure high standards of cleanliness, safety, and maintenance.
  • Conflict Resolution: Address and mediate conflicts among residents, ensuring disputes are resolved amicably and in accordance with condominium policies.
Requirements:
  • Minimum Diploma in Facilities Management, Property Management, or a related field.
  • At least 2-3 years of experience in property management, preferably in a luxury residential setting.
  • Strong understanding of condominium management, including familiarity with the Building Maintenance and Strata Management Act (BMSMA).
  • Excellent interpersonal and communication skills, with the ability to work effectively with residents, contractors, and other stakeholders.
  • Strong organizational skills and attention to detail, with the ability to handle multiple tasks simultaneously.
  • Proficiency in using property management software and Microsoft Office Suite.
  • Problem-solving abilities and a calm demeanor when handling complex situations or resident complaints.
  • Knowledge of building systems and preventive maintenance practices.
  • Experience in managing budgets and controlling operational costs is a plus.
  • Fire Safety Manager (FSM) certification or willingness to obtain certification is an advantage.
