Job Title: Senior Property Operations ExecutiveJob Description As a Senior Property Operations Executive, you will be responsible for overseeing the maintenance and operations of M&E systems across our property portfolio. This includes planning, coordinating, and overseeing preventive and corrective maintenance for ACMV, electrical, plumbing, lifts, and fire protection systems. Key Responsibilities: 
  • Plan, coordinate, and oversee preventive and corrective maintenance for M&E systems
  • Ensure compliance with statutory requirements through timely inspections, certifications, and adherence to local regulations
  • Conduct routine inspections to identify issues and implement effective solutions
  • Manage and supervise vendors and contractors, ensuring quality service delivery and adherence to schedules
  • Negotiate contracts to achieve cost efficiency while maintaining service standards
  • Oversee repair, upgrading, and renovation works to meet operational and safety requirements
  • Monitor and analyze energy consumption, implement efficiency initiatives, and maintain building management systems (BMS)
  • Prepare and manage operational budgets, track expenditures, and recommend cost-saving measures
  • Lead emergency response for M&E-related incidents and maintain contingency plans
  • Prepare and submit reports, coordinate audits, and manage regulatory inspections
  • Lead, train, and develop the in-house M&E team, fostering a culture of high performance and accountability
  • Manage M&E aspects of projects, liaising with consultants, contractors, and stakeholders to ensure timely, quality outcomes
  • Evaluate and integrate new technologies to enhance maintenance operations
 Required Skills and Qualifications: 
  • Diploma or degree in Mechanical, Electrical, Facilities Management, or related engineering discipline
  • Minimum 3-5 years of relevant experience in M&E operations, preferably in retail or commercial building environments
  • Strong technical knowledge of building systems, statutory requirements, and maintenance best practices
  • Proficient in BMS, permit-to-work systems, and maintenance management software
  • Excellent communication, coordination, and problem-solving skills
  • FSM certification, Green Mark knowledge, and WSH certifications will be advantageous
