The Asia Pacific Fund Finance division plays a pivotal role in supporting the expanding real estate investment management operations in the region. Comprising a dedicated team of ten professionals, this group is responsible for the financial and accounting functions across multiple funds and separate accounts.

This position involves close collaboration with the Finance Manager to ensure effective financial oversight of our investment funds, particularly focusing on assets located in China and Southeast Asia.

The role entails providing assistance to the Finance Manager and the broader fund team, while also engaging with third-party administrators and service providers. Additionally, it requires coordination with other Nuveen Real Estate offices throughout Asia Pacific and globally to ensure compliance with all reporting obligations. Responsibilities will include active participation in reporting, cash flow management, and the establishment of efficient processes.

Main Responsibilities

Annually:

  • Preparation of year-end financial statements in accordance with IFRS/SFRS, including coordination with auditors and service providers to manage the audit process.
  • Ensuring that all regulatory and tax filings are accurately completed by service providers or advisors in compliance with local legislation.

Quarterly:

  • Compilation of group consolidated financial accounts.
  • Development of accounts and reporting materials for investors.
  • Preparation of tax returns across various jurisdictions.
  • Monitoring and tracking of loan compliance covenants.

Monthly:

  • Review of monthly asset-level reports and preparation of investor communications.
  • Generation of required reporting for Nuveen Real Estate.

Ongoing:

  • Coordination with internal and external company secretaries to ensure proper corporate governance documentation.
  • Collaboration with local service providers to ensure timely and accurate account closures.
  • Management of invoice payment processes in conjunction with the internal Accounts Payable team.
  • Support for the investor drawdown process with local service providers.
  • Posting of journals to the MRI accounting system.
  • Oversight of cash flow management, ensuring accuracy in payments and record-keeping.
  • Resolution of day-to-day accounting issues.
  • Assistance to the Fund team on acquisitions and various projects.
  • General support to the Fund Finance and Fund teams.
  • Facilitation of Yardi systems implementation as necessary.

Technical Skills & Qualifications

  • Qualified accountant (ACA/ACCA/CIMA/CA or equivalent).
  • Strong technical knowledge of IFRS.
  • Proficiency in Excel, Word, Outlook, and accounting systems (experience with MRI and Yardi is advantageous but not mandatory).
  • Experience in property and/or fund management is preferred.

  • Team-oriented, with a focus on collaboration with fund management and other finance and operations teams, as well as external advisors.
  • Excellent interpersonal skills for effective communication with internal and external stakeholders.
  • Strong organizational skills with the ability to implement and adhere to processes.
  • Proficient verbal (English and Chinese) and written communication skills, enabling effective interaction across various business levels.
