The APAC Fund Finance division plays a crucial role in supporting the expanding real estate investment management operations across the Asia Pacific region. Comprising a dedicated team of 10 professionals, this unit is responsible for delivering comprehensive accounting and financial services across multiple funds and distinct accounts.

This position entails close collaboration with the Finance Manager to ensure effective financial oversight of our funds, particularly focusing on assets located in China and Southeast Asia.

The role includes providing assistance to the Finance Manager and the broader fund team, while also engaging with third-party administrators and service providers. Interaction with other Nuveen Real Estate offices throughout Asia Pacific and globally is essential to guarantee compliance with all reporting obligations. Responsibilities will encompass active participation in reporting, cash flow management, and the establishment of operational processes.

Main Responsibilities

Annually:

  • Preparation of year-end financial statements in accordance with IFRS/SFRS, including coordination with auditors and service providers to manage the audit process.
  • Assistance in ensuring that all regulatory and tax submissions are accurately completed by service providers or advisors in compliance with local legislation.

Quarterly:

  • Preparation of consolidated group accounts.
  • Development of accounts and reporting materials for investors.
  • Preparation of tax returns across various jurisdictions.
  • Monitoring and reporting on loan compliance covenants.

Monthly:

  • Review of monthly asset-level reports and preparation of investor communications.
  • Preparation of reporting for Nuveen Real Estate as required.

Ongoing:

  • Coordination with internal and external company secretaries to ensure proper corporate governance documentation.
  • Collaboration with local service providers to ensure timely and accurate account closures.
  • Management of invoice payment processes in conjunction with the internal Accounts Payable team.
  • Support for the investor drawdown process with local service providers.
  • Posting of journals to the MRI system.
  • Oversight of cash flow management to ensure accuracy in payments and record-keeping.
  • Addressing day-to-day accounting issues.
  • Providing assistance to the Fund team on acquisitions and projects.
  • General support to the Fund Finance and Fund teams.
  • Assisting with the implementation of Yardi systems as needed.

General:

  • Engagement with all divisions of Nuveen Real Estate to ensure comprehensive management of financial and operational matters.
  • Participation in additional ad-hoc project work as required.

Required Technical Skills & Qualifications

  • Qualified accountant (ACA/ACCA/CIMA/CA or equivalent).
  • Strong technical knowledge of IFRS.
  • Proficient in Excel, Word, Outlook, and accounting systems (experience with MRI and Yardi is advantageous but not mandatory).
  • Experience in property and/or fund management is preferred.

Competencies Required

  • Ability to work collaboratively as a team player, maintaining close communication with fund management and other finance and operations areas, as well as external advisors.
  • Exceptional interpersonal skills for effective interaction with internal and external stakeholders.
  • Strong organizational skills with the capability to implement processes.
  • Excellent verbal and written communication skills in English and Chinese, facilitating interaction across various business levels.
  • Team-oriented approach, supporting colleagues in their interactions with various onshore and offshore third-party suppliers.
