Job Overview

The Property Asset Manager plays a pivotal role in ensuring the seamless operation of properties, enhancing resident satisfaction, and maintaining property value. This position is vital for efficient management and operation of properties, resulting in a positive living or working environment for all residents and owners.

Key Responsibilities
  • Maintenance and Upkeep: Regularly ensure the maintenance and repair of communal facilities to prevent wear and tear and ensure smooth operations.
  • Financial Management: Assist in budget preparation, manage expenditures, and oversee service charge collections to maintain financial discipline and transparency.
  • Regulatory Compliance: Ensure the property complies with local building codes, safety regulations, and environmental laws to avoid non-compliance penalties.
  • Communication and Coordination: Act as a liaison between stakeholders, including residents, management corporations, and service providers to facilitate effective communication and collaboration.
  • Contract Management: Negotiate and manage contracts with various service providers to secure the best terms and services.
  • Record Keeping: Maintain accurate records of all management activities, including financial transactions and maintenance logs, to ensure accountability and transparency.
  • Emergency Response: Coordinate with emergency services and implement procedures during emergencies to minimize disruptions and ensure safety.
Required Qualifications
  • Education: Diploma/WSQ Diploma in real estate management, business administration, or a related field to possess relevant knowledge and skills.
  • Certification: Relevant certifications from institutions like SISV, BCA, or equivalent to demonstrate expertise and commitment.
  • Experience: Experience in property management, particularly in strata-living contexts, to develop practical skills and knowledge.
  • Legal Knowledge: Familiarity with regulations governing MCSTs, e.g. BMSMA, to navigate complex legal requirements.
  • Computer Literacy: Competence in property management software and office applications to enhance productivity and efficiency.
