Job Description & Requirements:

List of duties to be carried out by the Condominium Manager (Designate) and as

directed by the Management Council:

  • 1.

To oversee the performance of:
- (a) Security Guards

(b) Cleaning team

(c) Gardening team

(d) Pest Control team

(e) Swimming pool maintenance team / technician

(f) Electrician / handyman

(g) The lift maintenance team

(h) Any other nominated Subcontractor.

  • To oversee and manage the MCST's accounts, collections, payments and records and to
ensure the same are correct and in order, in tandem with the Managements Agents

appointed. Thereafter to send the accounts to the bookkeepers and auditors in time

for the same to be audited and prepared for approval by the General Body of Subsidiary

Proprietors at the AGM. Then to be properly filed with the relevant authority and

Income Tax department, with the assistance of the Management Agents.

  • To liaise with and instruct all the MCST's term contractors as and when there is a need. To
highlight all or any Service deficiencies and ensure improvements when their personnel

are not performing to Management's satisfaction.

  • To liaise with the relevant Government and Statutory Boards, e.g. BCA, SP Services, PUB,
NEA and National Parks Board and any others that have duties and rules that affect the

Estate.

  • To discuss with Council and advise on matters relating to the administration of the MCST
and the relevant legislation and laws relating to the same in order to faithfully follow

the same.

  • To ensure that licenses, certificates, tests and approvals required for the maintenance
of the property, e.g., swimming pool license, electrical installation license, lift maintenance

license are renewed and obtained.

  • To pay due attention and comply with correspondence, circulars and notices issued by
Government and Statutory Boards in relations to the common property of the Estate.

  • To administer and coordinate the use of common property and the Estates' facilities in
accordance with MCST's BMSMA Byelaws, MCST By-laws and House Rules and Council's

instructions.

  • To attend, on behalf of the Council, to correspondence, complaints, inquiries and
feedback from SP's, Residents and any other 3rd Party regarding the affairs of the Estate,

common property and any other related matters and keep the Council informed

accordingly.

  • To ensure insurance cover is in place in accordance with the relevant legislation and laws
and approved at an AGM.

  • To ensure that all term and other contracts are renewed in a timely manner with the
approval of Council and/or the Chairman.

  • To carry out and implement Council's decisions and instructions.
  • To look into and update Council on all matters regarding maintenance and management
of common property and the Estate facilities and to proactively look into all maintenance

issues

  • To send circulars, notices and letters to SP's and tenants on matters in relation to the
management and maintenance of the estate.

  • To record, keep and distribute Minutes of Council Meetings to SP's and the Council and
to also record, keep and distribute Minutes of AGM and documents pertaining to the

AGM to BCA. To lodge new By-laws and/or Amended By-laws with BCA as and when

required.

  • To call for quotations for repairs and maintenance issues to the Estate and to liaise
with the various Sub-Committees within the Council pertaining to maintenance/

repairs / improvements to the Estate based on approved procedures in obtaining quotes.

  • Any and all other related work matters requested or instructed by Council.

  • For Condo Managers relying on experience, the required minimum is 5 years in Condominium Management and have experience in handling more than 200 units. _
  • Good knowledge of Building Maintenance & Strata Management (BMSM) Act and the requisite procedures stated in the Act is essential. _
  • Salary will be commensurate to the Applicant's experience in the industry.
