Duties and responsibilities

The key responsibilities include:

Responsible for the overall day-to-day maintenance and operations of M&E systems in the building including Electrical Installation, ACMV system, Lighting, Generator Sets, AV System, Elevators & Escalators, Telecommunication, Kitchen Exhaust System, Grease Interceptor sytem and Wi-fi System;
Monitor and maintain the efficient and safe operation of all M&E & related systems to ensure smooth operations
Ensure all systems operate in accordance to the system design and operation intent;
Develop and monitor preventive and comprehensive maintenance plan for the systems;
Plan and procure parts & maintenance services within set budgets;
Coordinate and supervise maintenance activities to ensure contractors / vendors and technicians complete all repair and maintenance work within the required timelines and standards;
Carry out ad-hoc project works to enhance the M&E and related systems
Prepare Expense Approvals and Proposal Papers for client's approval;
Manage the delivery of excellent customer services consistent with the company's service standards and brand attributes;
Forecast, plan and prepare annual marketing budget and monitor expenditure within the approved budget;
Liaise with and ensure professional management of tenants, business partners, government agencies, vendors/suppliers;
Member of CERT Team - Site Incident / Management Controller;
Prepare and submit monthly reports
Lead and supervise the M&E Executive to achieve set KPIs
Work closely with the other departments to deliver the above duties.

Ensure that a high level of professionalism and customer service are maintained at all times;
Ability to work under pressure and meet set timelines;
Client and tenants customer satisfaction;
Meet Standards and audit requirements.

Required Qualifications & Experience
Tertiary qualifications (diploma / degree in a property-related discipline, Mechanical / Electrical / Building Services Engineering or its equivalent with at least 3 to 5 years of experience are preferable; or
Relevant experience in managing office commercial buildings or mixed developments;
Knowledge of operation, maintenance, renovation practices and related local ordinances;
Experience in formulating and implementing maintenance policies and procedures, project management for capital works;
Independent with integrity, innovative, proactive and resourceful;
Good organization, problem solving and communication (verbal and written) skills;
Managerial experience is essential and ability to work under pressure;
Good interpersonal skills with team player qualities to manage both internal and external stakeholders.
