Transaction Management - Manager / Senior Manager Location: Singapore - Singapore • Role type: Full-time Overview As part of the Transaction Management team, this role will manage real estate transaction activities for a complex or high-profile portfolio of properties on behalf of our corporate client. The incumbent will advise to prepare, recommend, and implement a portfolio-wide transaction strategy for acquiring and disposing of real estate properties. Based at the client’s site to support the client directly, you will partner with stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, sale renewals, and early lease termination, coordinating field resources for effective execution of plans. What You Will Do Implements real estate plans aligned with the client’s strategic real estate goals, assists with project initiation and scope definition, prioritizes assignments, and adheres to client-driven priorities, commitments, and milestones. Concurrently acts as landlord/seller agent and tenant/buyer agent, and negotiates business terms for a wide range of commercial real estate products, including land, office, retail and industrial. Coordinates field broker selection and other required resources, subject matter experts, and business partners; facilitates client review and approval of proposed team resources for transaction execution if necessary. Drafts and creates analyses and documents such as project initiation, market comparable reports, RFPs, proposal comparison packages, letters of intent, and broker’s opinions of value. Negotiates sales through a field broker; negotiates leases and lease amendments, monitors lease expirations, negotiates renewals within prescribed timelines, locates and acquires new properties to meet client requirements and timeline, and disposes of surplus properties within prescribed timelines. Tracks all transaction activity, prepares commission forecasts and vouchers, and accounts for savings realized on behalf of clients to demonstrate success. Maintains a real estate project tracking system to ensure timely transaction completion; prepares reports and presents to relevant parties. Other duties may be assigned.
