Overview Assistant Manager, Fund Accounting (Real Estate) – Singapore (full-time, permanent) with regional coverage. It’s never been a more exciting time to join Vistra. We have an exciting opportunity to join our team as Assistant Manager, Fund Accounting (Real Estate) . Key Responsibilities Be the primary client service contact for assigned portfolio. Monitor and respond promptly to client requests. Strengthen client relationships. Lead discussions with clients on operational matters and critical issues that need to be addressed. Review financial statements, management accounts and accounting packages. Draft wording for disclosure wordings for IFRS/US GAAP accounting conventions and INREV reporting. Review Capital Account Statements and Net Asset Values. Read/understand Fund documents (Subscription documents, partnership agreements, and shareholder agreements) for existing/new funds and explain key terms to team members. Review capital calls and distribution notices. Prepare/review waterfall and equalization workings. Coordinate with Fund investors on reporting requirements. Review investor requests and ad hoc requests from clients. Work closely with Cash Management, Investor Services, Corporate Secretarial and other Vistra offices to ensure smooth operations. Provide formal/informal training to staff on accounting and real estate/industry aspects. Undertake management and general administration and other special projects as assigned by Management. Key Requirements Degree in accountancy (CPA/ACCA/ACA) or finance or equivalent. At least 5-7 years of accounting/auditing experience, with at least 4 years in Real Estate Fund industry. Sound knowledge of Singapore FRS/IFRS and US GAAP. Knowledge on INREV reporting preferred. Solid understanding of Fund Structures, Fund Accounting, Equalisations, Calls/Distributions and Waterfall models. Effective client relations, teamwork and management skills. Time management and multi-tasking abilities. Analytical, independent and resourceful. Familiarity with Yardi Investment Management and process improvement experience is advantageous. Strong working knowledge of MS Excel and MS Word.
