Job Purpose 

Providing Wealth customers personalised and suitable solutions on wealth lending relating to real estate. To grow mortgage business for both Singapore and Overseas Property Financing for recurring and sustainable revenue.

Key Accountabilities 

Delivering Singapore and Overseas Property Financing new acquisition target by working closely with Relationship Managers to uncover and assist Wealth clients end-to-end on their real estate lending needs.  Increase Wealth Penetration rate by actively engaging the Relationship Managers of your assigned markets and desks and collaborate closely to provide structured solutions to customer. Encourage Relationship Managers to participate actively in the implementation of new initiatives for real estate. Work closely with Relationship Managers to front our Wealth clients in their loan repricing or restructuring requests. To work with Wealth Servicing Managers to discuss the financing request with client, get the required documents to perform loan assessment in accordance to regulatory guidelines and internal Risk Assessment Criteria (RAC) prior to submission to Credit via our loan application system. To follow up for satisfactory closure of clients’ requests.  Work closely with Wealth Servicing Managers to minimise loan attrition by using data to monitor loans that are going out of their lock-in period or nearing the end of their interest-only term by active engagement and offer other loan solutioning to gate our existing loan books and achieve profitable growth. Ensure work processes conform to operational risk & control requirement and achieve business goals. Participate in process improvement initiatives focused on strengthening internal controls by exploring digitalisation. 

Job Duties & Responsibilities 

Fronting Wealth (PB or TPC) customers' requests and enquiries related to our suite of Wealth Lending Products for Real Estate, and other activities, , redemption etc.  Conduct in-depth discussions with Wealth Customers (with or without Relationship Managers) on their needs pertaining to real estate, eg. purchase financing, refinancing, cash out equity loans (MWLs), OPF and MRTL-P.  Ensure application submitted through LEAPS meet the Application Submission Performance Rate (ASPR) monthly and/or quarterly target. To maintain timely updates of sales and other data related to course of work to enable regular analysis for problem solving and improvement planning.  Active communication with clients, internal and external stakeholders to drive a smooth loan origination, disbursement and retention journey for customers. Participation in various work group initiatives to identify opportunities to grow sales, streamline processes, improvements in our internal processes and better efficiencies for allow quicker TAT.  Working jointly with our Wealth Servicing Managers to assist wealth clients in their repricing and restructuring requests by providing consultative evaluation in relation to internal RAC and regulatory guideline, Loan submission via our credit decision system (LEAPS) for new and existing clients with new/repricing/restructuring requests and follow up on the end-to-end process thereafter.  Active gating on existing loans on our Wealth Secured Lending Products to minimise attrition. Adopt an agile mindset to address adhoc tasks that may arise. 

Technical Experience

Candidates with some understanding of MAS645 – Total Debt Service Ratio will be preferred.

Non-technical Experience

Having banking credit & loans processing experience in consumer banking products is preferred (Secured Lending Products would be an advantage.)  Able to articulate fluently and write in a professional manner Minimum 3 years experience
