**The Job**:
You will be a part of the Investment & Asset Management team whose primary focus is to pursue development opportunities for Business Park & Commercial in Singapore and selected overseas markets, and asset management for retail assets in Singapore.

**Responsibilities**:
Reporting to Co-Head, Investment & Asset Management, you will primarily render support in the 2 core areas as follows:
You will review investment policy, growth strategy, business development including expansion, and developing partnerships as well as managing an investment team on a day-to-day basis; (For someone at a more senior capacity) as well as setting the investment objectives and working with the team to identify and evaluate suitable investment opportunities to achieve the best possible returns. You will obtain requisite approvals for all investments and divestments.

You will also be preparing asset management plans on a regular basis, which may contain proposals and forecasts on net income, capital expenditure, sales and valuations, explanations of major variances to previous forecasts, written commentaries on key issues and any relevant assumptions.

Investment
- Assist with the acquisitions and divestments including preparation of investment proposals, business plans and budgets. Conduct feasibility studies and financial analyses for development opportunities for workspace eg. business and industrial parks and commercial developments, which may include greenfield, brownfield, redevelopment or value-add opportunities
- Identify and evaluate suitable investment and partnership opportunities to achieve the best possible returns
- Conduct and coordinate internal and external expertise for due diligence (legal, technical, financial, tax, etc.), review key financial and operational documents and performance assumptions
- Support development management activities and coordinate closely with multi-disciplinary team (project manager, finance and marketing managers, property manager, etc.), external consultants and joint venture partners
- Conduct market research, info collection, collation and analysis of property market performance and prepare market reports for updates to internal management and key stakeholders

Asset Management
- Conceptualize asset enhancement initiatives and rejuvenation programmes to improve retail mall’s performance and returns
- Preparing and evaluating asset management plans on a regular basis, which may contain proposals and forecasts on net income, capital expenditure, sales and valuations, explanations of major variances to previous forecasts, written commentaries on key issues and any relevant assumptions.
- Annual budgeting; Review and monitor property’s financial and operational performance to ensure budgets are met

**Requirements**:

- A good degree in Real Estate/Business/Finance or related discipline
- 3 to 8 years of relevant experience in real estate industry, with a leading property developer
- Familiar with real estate valuation methodologies, property valuation principles and asset management
- Strong in financial modelling and investment feasibility studies
- Highly numerate, strategic thinker with strong business acumen
- Excellent communication and interpersonal skills
- Work well under pressure in a demanding environment
