Condo Manager

**Job Summary**:The Condo Manager will be responsible for the overall management and operation of the condominium, ensuring a high standard of living for residents and effective maintenance of the common property. This role requires a strong understanding of the Building Maintenance and Strata Management Act (BMSMA), excellent communication skills, and a commitment to resident satisfaction.
**Key Responsibilities**:
**Estate Management & Operations**:
- Oversee the day-to-day operations and maintenance of all common areas, facilities, and services within the condominium.
- Conduct regular inspections of the property to identify maintenance issues, safety hazards, and areas for improvement.
- Implement and enforce house rules, by-laws, and policies in accordance with the BMSMA and MCST directives.
- Manage and supervise on-site operational staff (e.g., security, cleaners, landscapers) and external vendors.
- Develop and implement preventive maintenance programs to prolong the lifespan of common property assets.
- Respond promptly and effectively to residents' queries, feedback, and complaints, striving for satisfactory resolutions.
- Manage and monitor the booking and usage of condominium facilities.
- **Financial Management**:
- Prepare and manage the annual operating budget and sinking fund for the MCST.
- Monitor expenditures, ensure cost-effectiveness, and identify areas for savings.
- Oversee the collection of conservancy and sinking fund contributions.
- Liaise with auditors for annual financial statements.
- Manage procurement processes for goods and services, ensuring compliance with MCST guidelines.
**Contractor & Vendor Management**:
- Source, evaluate, and manage various contractors and service providers (e.g., security, cleaning, landscaping, lift maintenance, pest control).
- Negotiate contracts, monitor service levels, and ensure adherence to agreed terms and conditions.
- Conduct regular performance reviews of vendors.
**Compliance & Regulatory**:
- Ensure strict adherence to the Building Maintenance and Strata Management Act (BMSMA) and all other relevant Singapore laws and regulations.
- Liaise with government agencies (e.g., BCA, SCDF, NEA) as required.
- Maintain accurate records and documentation related to the condominium's operations, legal matters, and compliance.
**Council & Resident Relations**:
- Serve as the primary point of contact between the Management Council, residents, and managing agent (if applicable).
- Prepare and present reports to the Management Council on operational matters, financial performance, and key issues.
- Organize and attend Management Council meetings, Annual General Meetings (AGMs), and Extraordinary General Meetings (EGMs).
- Foster a harmonious living environment and promote community spirit among residents.
**Emergency Preparedness**:
- Develop and implement emergency response plans (e.g., fire, natural disasters).
- Conduct regular drills and ensure all safety equipment is well-maintained and functional.
**Qualifications & Experience**:
- Diploma or Degree in Estate Management, Facilities Management, Property Management, or a related discipline.
- Minimum of 2 years of proven experience as a Condo Manager or Assistant Condo Manager in Singapore.
- **Essential**:In-depth knowledge of the Building Maintenance and Strata Management Act (BMSMA) and other relevant Singapore legislation.
- Demonstrated experience in managing budgets, contracts, and service providers.
- Individuals with TOP experience will be an advantage
