**Role Summary
Viva Land (SG) Management & Development is a real estate investment company with a diversified portfolio in Hospitality, Retail and Commercial Properties and is currently seeking an Accountant to join our team. Reporting to the Finance Manager, the incumbent will work in a small team. He/she will be assigned to SPV portfolio(s) where his/her primary duties include but are not limited to the following:

- bookkeeping & administration of dormant entities;
- monitoring of cash flow to ensure sufficient funds to meet operational needs;
- performing quarterly variance analysis;
- reviewing quarterly GST & annual tax returns; and
- checking management accounts & vendor invoices.

The Accountant will also report to the management to support the acquisitions, divestments, financing transactions, and performing accounting controls in line with compliance and company policies. In addition, he/she will coordinate with the fund manager and fund accountant for accounting and reporting matters. He/She should also have strong analytical skills, a positive attitude, and be able to work under tight deadlines.

**Primary Responsibilities**
- Review monthly/ quarterly management accounts prepared by property managers and outsourced service providers, assessment of fund consolidation reporting, prepare quarterly investor reporting and payment, and other related cash management matters.
- Manage complete sets of accounts for the management company, quarterly GST reporting, day-to-day financial transactions, including preparation of billings, bank payments, and bank accounts matters.
- Loan administration matters and liaising with auditors, corporate secretary and tax agents.
- Work closely with the Asset Management Team and subsidiary finance teams to review subsidiary management results and drive goals and outcomes.
- Preparation of Monthly Business Reviews, Group Budgets and Forecasts.
- Any other ad-hoc projects as assigned.

**Qualifications**
- Possess a Degree in Accounting, Finance, or relevant professional qualifications, such as ACCA, CA, etc.
- Strong knowledge of IFRS
- Knowledge of Singapore’s income tax laws and regulations

**Experience**
- Minimally two year’s experience in the real estate and hospitality industry
