**I. Key Responsibilities**:
**1. Sales Target Setting & Achievement**:

- Develop monthly/quarterly individual sales targets based on the company’s annual sales plan;
- Responsible for achieving regional sales KPIs (revenue, margin, number of customers, number of signed projects);
- Support supervisors in market analysis, pricing strategy formulation, and annual budget planning.

**2. Customer Development & Relationship Management**:

- Develop key accounts such as contractors, developers, building material distributors, design bureaus, and project managers;
- Source customers through direct visits, online/offline activities, industry referrals, and exhibitions;
- Build and maintain a customer database, conduct regular visits and satisfaction surveys;
- Manage the sales funnel and update the CRM system in a timely manner.

**3. Project-Based Sales Management**:

- Independently manage medium
- to large-scale projects: from needs assessment, solution proposals, negotiation, to contract execution;
- Understand technical drawings (not mandatory), material lists, tender requirements, and coordinate with internal planning/technical teams;
- Assist customers in product selection, sample confirmation, contract negotiation, production scheduling, and after-sales service;
- Manage project payment flows and coordinate invoicing with the finance team on time.

**4. Product Knowledge & Technical Support**:

- Understand the key characteristics of flagship products: aluminum door and window systems, building glass, prefabricated modules, SPC flooring, fire-resistant panels, etc.;
- Be able to professionally present products to engineers/project buyers;
- Collaborate with technical teams from China to resolve on-site technical issues and ensure material compatibility;
- Prepare product recommendation reports, price quotations, and technical proposal summaries for client presentations.

**5. Local Market Expansion & Channel Development**:

- Map wholesale building material markets, distribution centers, and local project pipelines in target cities;
- Identify high-performing distributors and establish a parallel mechanism of “project + distribution channel”;
- Assist in formulating regional pricing strategies, customer classification, and incentive systems;
- Maintain relationships with local architect associations, design bureaus, and engineering consultants to obtain early project leads.

**6. Cross-Border Coordination & Execution Support**:

- Coordinate with the headquarters team in China (procurement, planning, logistics, certification, warehousing, and after-sales) to ensure smooth project implementation;
- Understand Indonesia’s customs processes, SNI (Indonesian National Standard) certification developments, BV (Bureau Vitas) inspections, shipment schedules, and on-site inspection procedures;
- Arrange customs documents, track shipments, manage warehouse distribution, and support on-site installation.

**7. Market Analysis & Competitor Intelligence**:

- Collect competitor data regularly (pricing structure, delivery speed, material quality, customer feedback);
- Analyze tender documents to understand standard technical specifications and client preferences;
- Prepare monthly reports on project trends, customer evaluations, risk alerts, and improvement suggestions.

**8. Exhibition & Brand Promotion Support**:

- Assist in preparing participation in local building materials exhibitions, industry expos, and real estate project promotions;
- Represent the company in product presentations, welcoming customers, and converting prospects into active clients;
- Support the marketing team in promotional materials, product display setup, and customer referral systems.

**II. Qualifications**:
**1. Educational Background**:

- Minimum Bachelor’s degree (S1), preferably in Marketing, Civil Engineering, Material Science, or International Trade.

**2. Work Experience**:

- Minimum 5 years of experience in building material sales, including 3 years handling large-scale technical projects;
- Familiarity with Indonesia’s construction process and proven track record in project acquisition;
- Experience working with Chinese or foreign companies is a plus.

**3. Technical Skills**:

- Strong knowledge of building material technical standards, installation logic, and technical communication with clients;
- Able to independently prepare price quotes, project progress reports, and draft contracts;
- Proficient in Microsoft Excel (including pivot tables, Gantt charts), Word, and PowerPoint;
- Experience using ERP or CRM systems and B2B platforms for building materials is an added advantage.

**4. Language Proficiency**:

- Fluent in Bahasa Indonesia and English (spoken and written);
- Mandarin proficiency is a plus (for communication with factories and headquarters in China).

- Strong capabilities in market expansion and project execution;
