**Job Summary**: Our client is a a global hospitality listed fund that specializes in investing in income-producing real estate assets, including hotels and serviced apartments, across various locations worldwide. Role Overview: As an Assistant Vice President (AVP) Investment, you will play a critical role in supporting our investment team in Singapore. Your primary responsibilities will involve assisting with the formulation and creation of presentations, conducting thorough analyses to provide recommendations for investments or divestments, ensuring accurate documentation and due diligence for deals, and facilitating effective communication with internal and external stakeholders for our Hospitality business.

**Responsibilities**:

- Investment Analysis: Conduct comprehensive analyses of potential investment opportunities in the real estate and hospitality sectors. Evaluate financial statements, market trends, and other relevant factors to assess the viability and profitability of potential investments.
- Due Diligence: Assist in the due diligence process by reviewing and verifying financial and legal documentation related to potential acquisitions or divestments. Collaborate with legal, financial, and other relevant teams to ensure a smooth and efficient due diligence process.
- Presentations: Collaborate with the investment team to prepare high-quality presentations for internal and external stakeholders. Present investment proposals, market analyses, and financial projections to senior management and potential investors.
- Deal Execution: Support the execution of investment deals, including negotiation of terms, preparation of transaction documents, and coordination with relevant parties involved in the transaction. Ensure compliance with regulatory requirements and internal policies throughout the deal execution process.
- Establish and maintain effective relationships with internal and external stakeholders, including investors, financial institutions, fund managers, developers, and advisory firms. Facilitate communication and information exchange to support investment activities and strengthen business partnerships.

Qualifications:
You should have at least 8 years of experience working in financial institutions, fund managers, advisory firms, or real estate investors, developers, or REITs. Your experience should primarily focus on investments in the real estate or hospitality sectors.
- Strong financial acumen: Possess a deep understanding of financial analysis, valuation techniques, and investment principles. Familiarity with income-producing real estate assets, such as hotels and serviced apartments, is highly desirable.
- Analytical skills: Proficient in conducting thorough financial analyses, including cash flow projections, ROI calculations, and risk assessments. Excellent problem-solving abilities to identify investment opportunities and evaluate potential risks.
- Communication and presentation skills: Exceptional written and verbal communication skills to effectively convey investment proposals, analyses, and recommendations. Experience in creating professional presentations and delivering persuasive pitches is essential.
- Attention to detail: Meticulous approach to documentation and due diligence, ensuring accuracy and completeness of financial and legal information. Strong organizational skills to manage multiple tasks and meet deadlines.
