**Company Overview**

We are working with an assertively expanding real estate investment company based in Singapore, which boasts an existing portfolio of Grade A commercial office developments. As the company continues to expand its assets, they are currently seeking a skilled and dynamic Asset Manager to oversee the strategic management of their portfolio and drive the financial performance of their properties.

**Position Overview**

As an Asset Manager, you will work closely with the senior management and will have a vital responsibility in overseeing the strategic management of the company's Grade A commercial office developments. Your role will be instrumental in driving the financial performance of the portfolio, optimizing rental income, and ensuring high occupancy rates. This position offers an ideal platform for an ambitious asset management professional to contribute to the company's ongoing expansion and success.

**Responsibilities but are not limited to**:

- Develop and execute strategic plans to optimize the financial performance of the Grade A commercial office developments.
- Proactively identify and implement initiatives to enhance rental performance and increase occupancy rates.
- Work closely and collaborate with property consultants and local property brokerages to identify and secure high-quality tenants, ensuring the occupancy of the commercial office developments remains strong.
- Monitor negotiations with potential tenants, facilitating seamless communication with legal companies to prepare comprehensive lease agreements that protect the company's interests.
- Manage lease renewals, leveraging positive relationships with existing tenants to secure long-term commitments and maintain high occupancy rates.
- Conduct thorough market research to analyze competing properties and establish market benchmarks, enabling us to position our developments competitively and attract desirable tenants.
- Ensure accurate maintenance of the rent roll, tracking rental income, and monitoring other key performance metrics for each property to identify areas for improvement.
- Collaborate with internal teams and stakeholders to implement strategies that enhance the financial performance and overall value of the commercial office developments.

**Essential Qualifications Required**:

- Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
- Between 3 to 5 years of experience in commercial real estate asset management, with a focus on Grade A office developments.
- Relevant experience in Commercial Real Estate or mixed development property with a Landlord, Developer, REITS, funds or investment management company are preferred.
- Strong knowledge of the Singapore commercial real estate market, including leasing trends, regulations, and market dynamics.
- Proven track record of successful tenant acquisition and lease negotiation.
- Excellent analytical skills, with the ability to conduct comprehensive market research and use data to drive decision-making.
- Exceptional interpersonal and communication skills to build and maintain relationships with IPCs, property brokerages, tenants, and internal stakeholders.
- Detail-oriented and organized, with the ability to effectively manage lease renewals and key performance metrics.
- Proficiency in property management software and tools are an advantage.
